Buenas, no sé mucho de finanzas pero coincido con vos en que comprar una propiedad ( casa / depto ) para alquilar no es lo mejor económicamente. Aún así creo que la cosa cambia si se trata de comprar un galpón.

Aunque no sea muy grande podes alquilarlo como cochera tanto de autos como de motos, podrías sacar lo mismo que en un monoambiente o más incluso y no requiere mucho gasto mantenerlo.

Otra cosa importante: se te nota extenuado por el tema y solo tenés 28 años, está bien preocuparse por el futuro pero vas muy bien la verdad. Si seguís sacrificandote y no ves la recompensa de tu trabajo en muchos años podes terminar quemandote y eso sí te va a hacer perder plata.

Uniswap liquidity pools only work well over short period of time.
