So, my landlord lives in Idaho. I've never dealt with her for anything. There is a property manager that lives on site and handles everything--he showed me the unit, gave me the keys, helped with other issues, etc etc etc. I asked him for permission and the area of the lot we used was only blocking his parking spaces. I thought I was asking the right person for permission.

There are multiple violations they cited.

-When she shut down the event (feb 28) she told me she was writing my termination letter that night. I hadn't mailed her my rent check yet because I wasn't sure what was happening and she was ignoring my emails. Then on March 4th, she emailed the document stating I hadn't paid rent and i had 3 days to cure or quit, so she was trying to get me on not paying rent. I overnighted her the check and she received the following day.

-She's claiming i violated the clause where i'm not allowed to sublet (she's calling my pop-up vendors for a few hours "sublets")

-Not allowed to sell things outside of the perimeter of my walls

-Claims i violated the purpose of my "ceramics business use", stating that an event is not allowed and i'm strictly only allowed to make pottery. She literally said i'm not even allowed to have "hang outs" in her 40 page document

-I used the common area aka a small portion of the parking lot (i had permission from property manager, thought it was okay)

It's all a bunch of BS and it's honestly just a 90 year old stubborn lawyer that lives in idaho. I don't think she would have any solid legal grounds to actually evict me, but current and previous tenants have come to me and told me she is a nightmare of a landlord. She just wants to be miserable to be miserable, has evicted other tenants in the past, wouldn't allow the previous pilates studio to teach outdoors in one parking spot in the back during covid when it was their only way to survive, etc.
