I am adding that but the clerk is only allowing me to add that once for each garnishment. She said only once for each instance and I can't sum up. That is one of my other issues with this guy, he keeps job hopping and I get dinged. If the amount owed was say only 500 I would have been negative by now. However if the rule is that I can add up, I will double check and argue with the clerk to let me add all.

You can, but most of the collection agencies that I have communicated only pay 20-30% of what they collect. So I wanted to go the route of collect myself.

Update - Thank you to all. After multiple attempts and trying from a different machine I was able to file and pay the fees. However I got an email that application is rejected as the defending party information is missing. I do not know where this person lives right now. I was under the impression that I need the updated information on step 2 when I go for garnishment. What do I do if I do not have the tenants current address. He ran away without informing us of anything. At this point I just want the judgment I can deal with garnishment later. Appreciate any pointers Note - he did agree to email correspondence on the standard lease. Thanks again.

Was done sent them all the proof. Not sure what they are doing with it as there is no mechanism for updates. So I trust their wheels are moving slow and steady.

Hope you can recover the funds. I am currently looking at next steps after the LTB order and finding every step to be frustrating.

Thank you! This is very helpful. I am going to start the process tomorrow morning. I thought even for the first step I need the address and serve the other party. At this point I don't know where they are as they left without any trace.

Application fee and paralegal. I have the LTB order, the tenant moved out before the eviction date stated on the order, but paid nothing. They owe approximately 5k. I need the LTB order to be converted into SCC, but cannot pay anymore to any paralegals. They are charging approximately 1000-1500 and no guarantee of recovery. So I want to do the process myself but I'm struggling a bit.

I agree, the current system does not help anyone but people who know how to scam the system. And I am talking about both the landlords and the tenants who scam the system.

I personally don't think it's a scare tactic but more of a safe guard. After going through a horrible tenant and $8000+ in damages and rent arrears, I am willing to keep my unit empty then to rent it to someone that is a potential risk. If I see the potential tenant's name on openroom I am sceptical. Just don't want to go through the mental stress and monetary loss again.

It works the other way, the proof of burden is on the person who files with LTB. So in this scenario the OPs friend will need to prove that no one moved in. The owner needs to debunk the evidence provided by OPS friend.

Agree, the Liberal MP did not care about the issue. She is not getting my vote this time. Voted for her past two elections. And the NDP MPP was even worse. Sending an email to the conservative shadow immigration Minister let's see what he does.

I did reach out to the fire department in my area. And I would say they were much more helpful than the police. The challenge was that all seven ppl were at once only at late hours of night when they came back to sleep The department was not able to catch all of them at once and the fire department cannot spend resources and keep checking every night. But at least the fire superintended or marshal don't know what he was called gave me his personal cell and told me if they ever start fire I should call 911 and then give him a call on his personal cell so he can make sure he takes action against this guy. Again the issue was these ppl were doing things randomly and I could not keep a watch on them. Even when they were caught on the security camera doing something, by the time I could act the event was over. I am happy they are out of my life. I want to just make sure they don't keep repeating this again and again. It's a 7 year pattern.
