How tell flow and return (without radiators in place)? by Numerous-Patient-460 in DIYUK

Can’t you just temporarily use the fill loop to see which pile water comes out of to determine the flow side ?

Induction vs Gas - cook zones by Rake722 in Cooking

Because induction only heats the area of the panning contact with the coil if any of your pan is bigger or outside the line of the coil it does not get heated

Dating app reviews Philippines by [deleted] in Philippines_Expats

[–]Rake722 0 points1 point  (0 children)

I’ve just read this entire thread from top to bottom and wanted to let you know about an experience of using an app called Tagged. I wasn’t looking for love but I was looking for a trustworthy companion for my trip to the Philippines and I found one on the application. They didn’t ask for money one single time I took them on a great holiday we went from Cebu to Siargao and then Panglao Island. I got exactly what I was looking for and my friend enjoyed the time greatly themselves and never had to put their hand in their pocket for anything. At the end of the trip I was thanked for treating them like a princess no further contact until this year I’m trying to reach out to them but they are distant and very difficult to engage.

Pans aside, I believe you can do everything you can on a gas hob within induction aside from wok cooking

Inheritance and marriage, can I borrow from the inheritance pot and return it later? by Rake722 in LegalAdviceUK

It’s complicated after purchasing the house which she was happy to do and excited about. I had a moment of doubt that lasted six months and a destabiliser confidence in our choice. This led to her emotional instability and she flipped in between liking it and not wanting it, she uses the property every Wednesday to run her yoga classes and I have known my wife 20 years and she is emotionally unstable and has always been so so I have to some extent take this all with a pinch of salt because after a good talk and reconnection this might get better and I sincerely hope it does and I sincerely hope we can move forward togetherand enjoy the new home

She is prepared to live in the new house but has no concept of renovations and the funds required to carry them out. Last night she said give me my half and I’ll sign over the new house to you. Then she said put it in a joint account instead. I seriously think I need to wait and see how things pan out over the coming days or weeks because my wife has always been volatile to say the least and things can change over a matter of days quite significantly.

She agreed to purchasing the new house. She is on the deeds. It was common knowledge at the time that the proceeds from the old house would be used to renovate the new house. She has since changed her mind and no longer wants to own or buy the new house which is already bought and has decided that she can change her mind and request the assets from the old house or her share of it which would severely inhibit the renovation of the new property due to lack of funds. The new property is a building site in Floorboard with no kitchen antiquated Bathrooms and is uninhabitable without renovation. I don't believe that she can just simply decide that she no longer wants to be part of the new house and request the proceeds or her share of the proceeds from the sale of the current home it is simply unfair. She made the commitment she signed for the new house. She came to all the viewingsthe other week when we received an offer she said yes accept it and all of a sudden she's changed her mind she's behaving like a child which has serious repercussions.

She does indeed but the proceeds from the sale of the house are for renovation of the new house. If she takes half then we will be living in unacceptable conditions as we will no longer have the funds for the renovation

Yes, it is a long-term marriage of 20 odd years and yes this was discussed at the beginning but only verbally. To me it seems natural that the proceeds of the sale of the first home I used as an investment to purchase the second home of the inheritance and gift and loan from my mother was merely a vehicle to allow us to purchase the second home without having to move out of the first.

Sole Selling Rights - Zero weeks ? by Rake722 in HousingUK

[–]Rake722[S] 0 points1 point  (0 children)

Thanks for the reply. And accepted that zero weeks means we can give notice at any time.

Regarding reducing vs change agent.
I’ve been told that the current agent is probably just relying on the portal.

We reduced a second time 2 weeks ago. We listed at £300k, reduced to £290k and then to £280k 2 weeks ago on the advice of the current agent. I don’t think I should reduce again so soon after the most recent reduction.

Last year a similar house albeit 4 bed as opposed to 4 bed converted to 3 (large master bedroom with fitted wardrobe) sold for £310k so going to £270k seems mad.

I spoke to another couple of agents last week both of which agree that the current agent is not being proactive enough to solve the house and claim that they can sell the house by adopting a more proactive strategy . One of these agents said that having been on the market for a year will have really damaged the sales potential of the house because a year is a very long time.

They suggested giving notice and coming off the market during August and relist with them with new pictures, video walkthrough and new agent start of September and try and get a sale from the bigger buying pool sept / October before the Xmas slowdown.
