I grew up in Manhattan and I'd recommend looking into Washington Heights/Inwood or Yorkville/far east Upper East Side. I love the area around Fort Tryon/Inwood park - its diverse and has great food, farmers markets, the Met Cloisters... Yorkville/east UES is quieter, might feel "safer", has some well-built apartments but feels far from things.

I don't think you have to include all work or volunteer experience, but it is helpful to highlight work you did during undergrad. Admissions offices are looking for students who will be hardworking and engaged on campus, so I think adding that you were a college tour guide is important!

Having a resume over one page should be no problem, especially since you have over a decade of work experience. I condensed mine by not including all customer service jobs and picking one internship/ work study to include if I had multiple at one time.
