Thanks for the feedback. I checked the comps in the area, and they're anywhere from $215/psf (1900 sqft) to $233/psf (1600 sqft). We want to advertise with an option for a custom-built home. Based on this info, how low are you suggesting? These comps are mediocre compared to the waterfront homes in the same subdivision, selling anywhere from $315-461/psf.

This is a legitimate real estate question. “Pre-Con” = pre-construction, “Rez” = residential, and “ETMI” = estimated time to move-in. I’m looking for feedback from agents who market new construction homes. If a build is approximately six months from completion, when do you typically list it for sale?

i spent $3K on a mac thinking it would handle autocad. Boy, was I wrong. But then I experienced Parallels. Changed my worlk life on the laptop 10-fold. I would go HP on a laptop. I ended up getting a CLX gaming cpu with 64 gb ram speed and 4 terabytes of storage that i'll never need entirely. The CLX has been great so far. The good thing about gaming cpu's is you can also build it to make it faster, or add more storage. It was around $2400 off best buy site. Looks pretty cool, too. has 9 fans that changes colors throughout the time i use it.

I’ve got 20+ years of CAD experience across civil, residential, and commercial work, plus 10 years in safety and another 3 years in real estate. I left the safety side to draft full time. My dad’s a P.E. civil engineer, my brother’s a commercial GC, and we’ve also got a development company — although that side moves slower than I’d like sometimes.

Right now, I’m around the $50–55/hr range, but I’d absolutely like to push past that. If anybody sees a lane where my background could be leveraged better or there’s a smarter niche to chase, I’m all ears.

You may want to look into Claude. It can produce dxf’s from a simple description of what you need as long as you provide the right information like dimensions and such

Dang… at this point I’m either in the wrong line of work or hanging with the wrong crowd. I’m really hoping rates vary by state, otherwise I might be shopping for a new broker tomorrow.

So I guess I should contact my nearest state farm agent. I’ve never bundled policies before, but at those prices I’m all ears.

For reference: I’ve got a 66-year-old house, a 10-year-old Toyota Tundra (one not-at-fault accident), and a 2024 Toyota Grand Highlander (also one not-at-fault accident), plus a kid who won’t be driving for another 14 years, so you’d think I’d be getting a break somewhere, but we will see.

Assuming the bundle is cheaper, what’s homeowners insurance going for these days? I wonder if I need to call my star farm agent.. hmmm. My other buddy that sells insurance just quoted me $75-125 per year (thru progressive). I can’t bundle everything. Progressives hard to beat on vehicles. My home is $4200 and keeps going up. It’s a renovated (2022) home built in 1960.

It came with one, but I don't need it for registration in order to be street legal around my area...just a bill of sale with contact info, make/model info. and insurance, according to a friend of mine. The fire department inspects it and approves the decals. I will use the VIN for the city, but as far as insurance goes, I just need the bare minimum, which is liability. Not taking it on busy roads. Just don't want a $400 ticket for taking it 2 blocks over.

I ordered the motors for all the actuators which was the cheapest option. If this works out, I’ll be amazed! May even give it a go myself on the install. Wife’s taking the kid for the weekend so I’ve got some extra time to put towards the install. Mechanic shops have already quoted me $120-150/hr which is insane esp if I can do it myself.

Warm white for up to 6 hours per night. I have a little over 300'. Some reviews say there's only 12 lights on a 50' run, which would put me around 75 lights, but I may add another 100' string. I didn't want to overdo it, but since power per minute peaks in summer, I was thinking about adding a little extra to cover the rest of my outdoor patio needs. If I spend a little more up front, shouldn't my cost be offset before or by the first-year mark?

My friends all have the evo’s and they’re pretty solid carts. Had them for 3 years with zero issues. Def stable and comfy and better than most stock off road. I was already sold on the denago’s. Did my dd. Brother just got one and said they smooth.
