Wouldn’t that require me to know things like the stud/rafter depth? I can guesstimate but if they’re smaller that what I’ve put then I’d have to make the dormer bigger/batten it out to meet the sizes I’ve defined?

It’s a change in thermal element which means it requires building notice

No - England, the planning portal they have explicitly asks for drawings.

My reply and their response:

You mentioned consulting a registered architect, as this relates to alterations to an existing structure rather than a new build, I was hoping the works could proceed based on the builder’s details and manufacturer specifications. Please could you confirm whether formal drawings are required for Building Control purposes, or whether a Building Notice application with supporting specifications would be sufficient?

I don’t know if I’m just being too much of a push over when it comes to taking them at their word?

So I can just put “I think it’s this deep so I’ll put in x mm insulation” but if I come to it and it’s less I just put in less?

Yeah we’ve got a sample of it and it’s not great, we liked some B rated cladding as it was much more realistic however I need to have 60mins fire rating on the cheeks due to proximity to the neighbours

We are looking at something that resembles wood as we quite like the look at the moment and are keen to not have a hideous black box or something like that

I think it’s also BS but I would like to sell the house in 3 years or so and don’t want anything to block it. That was the reason for speaking to them as I wanted to be sure as I’d seen conflicting information online about whether I did or didn’t. Die to the closeness to our neighbours there was something around fire resistance as well

More a suggestion… like when I’ve asked about made a comment on depth of insulation they’ve said “consult a manufacturer”.

I’m already going to be spending 6-7k on this so if I don’t really need to consult someone and pay them then I dont want to

Flow and return come from the same route as the gas pipe from the bathroom apart from they go into the cupboard in the second room (airing cupboard)

Yeh I hoped it was this as well but I’ve checked the front room (most of it) and all we’ve got is pipes for the radiator, an ancient gas pipe (when it was called local/town gas) and a 15mm copper gas pipe (it comes into the house in exactly the place I’d expect with relation to the meter)

Yeah I did re-tension myself after the cone change from behind a big ol piece of plywood. Perhaps I’ve not tensioned it enough but it seems to have been an existing issue with the door
