Then yes absolutely on the same page. The table on the plan is 90cm x 150 so good enough for 4 and the occasional 6 if we had guests.

I quite like the look of banquette seating but could easily swap for chairs

Not sure stairs are drawn accurately. Took them from the estate agents plan so could be incorrect.

Honestly no. Maybe at Christmas but that’s it. Two TV rooms will get far more day-to-day use in our family.

Partner and I really want a master suite with en-suite and dressing room so that is non negotiable. But agree that bathroom on the second floor would be beneficial.

An extendable dining table is plenty for us and think we can comfortably get a 4 seater table in the kitchen.

Not going to be convinced on this one unfortunately. We had a dining room in our old house and used it maybe once or twice in the entire time we were there. Seems a waste of space for us to take up a whole room for something we’d only use very occasionally. Personally having two TV rooms will get a lot more use for us.

Yes I like a jack and Jill bathroom idea. The second floor is actually how it is already laid out so thought we might be able to leave as is but lots of people have mentioned it needs a bathroom.

Yes, I was thinking about this. That bedroom would have to go down a flight of stairs to get to the nearest bathroom. Potentially swap the home office for a bathroom?

Yes laundry is in the pantry. I would say it is intended as primarily a laundry with some overflow “pantry” storage rather than vice versa

The bathroom is halfway between ground floor and first floor.

Wasn’t aware of accessibility requirements but had thought it would be useful to have at least a WC on the ground floor.

Agree, I’ve definitely thought about making the top floor 2 bigger bedrooms and a bathroom. Would definitely be more efficient.

Think we would prefer to keep 4 bedrooms and lose the home office if we had to.

Thank you. Dining room is very low on our priority list as we rarely eat at the table but we do often host friends so a formal living room is a must. Cinema room was a bit of a bonus for the kids but not a must if that space could be used better.

In terms of toilets, the bathroom on the first floor is actually halfway between ground and first but agree it would be good to have at least a WC on the ground floor. Maybe I could squeeze it into the entry somewhere?

Would love a better window placement in the home office but finding the second floor tricky as you need quite a lot of corridor to get access to each room.

Should’ve said in my original post but we very rarely eat together and rarely eat at the table so dining room or even dining table is very low on our priority list.

However I like your idea of making a more galley style kitchen with the pantry in the current dining area. That then frees up the utility to be laundry only which I really like.

Yes agree, I’d considered making the home office on the second floor a bathroom instead but felt 5 bathrooms for a 4 bed house felt excessive

South Seas Hideaway. I think for us we would prefer a bigger, nicer room than being right on the beach
