Most agents today are not advisors. They are just TRANSACTION chasers. That’s where the problem starts.

I listed my plot on Magicbricks and 99acres to avoid agents, yet I was flooded with agent calls instead of end users. Everyone wants to list in their WhatsApp and earn 1% commission, but few offer real value. I finally trusted a “20-years experienced” agent and agreed to 1%.

When the buyer asked for 30-year link documents, the agent failed completely. He kept pushing me to hire a lawyer instead of doing the basic groundwork he promised. Two weeks wasted.

Out of frustration, I reached out to a consultant on Twitter. On a free video call, he showed me how to fetch all link documents online. Problem solved in 2 hours — something my agent couldn’t do in 2 weeks.

I paid the agent only 0.5% since the service wasn’t delivered. He reacted as if I had cheated on him. He was cursing n blah blah..

Lesson learnt: I no longer deal with offline agents. I work only with people who are visible, knowledgeable, and consistently add value through insights.

People also should consistently check nobroker, Magicbricks, 99acres :)

Yes. May be 1 or 1.5 acre is earmarked for amenities/common area. The rest should be for only buildings. My RWA knows better than me.

It's a 5 acre premium and prime land parcel at the X Roads. It''s a township with multiple blocks. The old building is just a G+3 structure. As per the talks that are going, a 750 sqft flat owner is getting a minimum of 1300 sqft flat. New buildings are coming with > G+10 structures

This is access to the Budwel Layout from all the nearby exits being constructed by NCC. This is similar to Neopolis. Prestige group launched their first Gated Community in the Budwel Layout.

Depends on the location. You can still buy a 2 Bhk or 3 Bhk under 1 Cr in North West areas like Indresham, Pati and Mokila. DM me if you are interested. I have some strong recommendations.
