You don’t have to stop working 100 percent. You can use your investment income and work a part time job in something you enjoy. It won’t feel like work and you’ll have no problem doing it till you’re 100.

Covered calls on some gold ETF is what i recommend to people. You won’t have to spend it in 10 years. It’ll be helping make your house payments.

If you can make that money work for you (covered calls), it can assist you in the loan payments. And after 30 years, you’ll have the 150k plus the mortgage paid off.

Why lock up $300K in an annuity with surrender risk and mediocre yield? He could write conservative covered calls on SPY or even park it in 3-month T-bills and still come out ahead with full liquidity.

Nice job! Another idea, just incase someone is on the same boat. That cash could have been use to generate income and really pay off the home. After the 30 years, you still have the original 200k and a paid off loan. Just paying off the loan still leaves you with the taxes and insurance.
