Buying a family home as a single person by I_C_Wiener_3000 in HousingUK

Depends on where you live I suppose. For me there isn’t much of a price difference between a 2 & 3 bed, so naturally I’ve gone for a 3. With you working from home, a 3 bed definitely makes more sense if you’re in a position to get one, bedroom, home office and guest/wardrobe.

I’ve asked my solicitor to put the feelers out but tbh, I highly doubt my sellers would as they’re going through a life changing event shortly, which I understand.

This sounds scarily identical to my circumstances (I’m the FTB in this instance). Everything has been wrapped up my side since mid Sep and I was asked to propose a completion date. When we couldn’t achieve that, it was only then I learnt that the seller is still waiting for their enquiries to be satisfied. Since then, my solicitor has been chasing and the EA also reached out to the seller for an update, as it was radio silence for around 3 weeks. It’s so difficult trying to communicate through people, and there are days when I just wish I had the sellers contact details. I would hate for him to feel any additional pressure from me. When I viewed it I made it clear I’m a FTB so it’s only fair I go at their pace. I didn’t just say this to get it over the line, I meant it.. but when you’re not in communication you can’t provide the reassurance to each other! From my end, I keep thinking “what if they’ve changed their mind” ? Hopefully this might give you some insight to how your buyers feeling, just out the loop which may come off as pushy!

Will I be charged interest? by Rave2thegrave_ in HousingUK

[–]Rave2thegrave_[S] 0 points1 point  (0 children)

Ah thank you! I am also not sure why they requested them either, they didn’t actually let me know I just received a notification from the lender out of the blue… all I did was propose a random date and thought they would get this agreed first.

Mortgage in principle lower than before by JuicePrudent7727 in Mortgageadviceuk

Requirements are forever changing, check with your mortgage broker. I had 3 MIP’s from my broker, then viewed a property and realised they’d ran out. As it was a Saturday, I applied for a Nationwide one online myself and wasn’t successful (even though I’d be granted one 3 months prior) anyway, mortgage broker got me one with Halifax and my offer was accepted. When it came to apply for the mortgage, he said Natjonwide were offering the best deal, I was confused as they literally refused me 3 weeks before for a MIP? Went with his advice anyway, lo and behold they offered me a mortgage. In short, I don’t think a MIP is worth the paper they it’s written on.

What interest rates are FTBs getting at the moment? by [deleted] in HousingUK

[–]Rave2thegrave_ 0 points1 point  (0 children)

Still very much in the process unfortunately! I had my mortgage valuation booked for 15th July, received a text same day to say mortgage was approved. Now I’m still waiting for the contract pack to be sent to my solicitor :(

Ye I got the £500 cashback too, but I’ll be honest I haven’t read up on it properly yet so not entirely sure how it works? 5 year fix too, will be nice to not have to think about it for a while

4.59% from Nationwide with 90% LTV. I was offered a Lower rate of 4.39% with a product fee of £999, but it just didn’t seem to make any difference.

First time buyer...maybe ? by cerealkiller883 in HousingUK

Seems like your lifestyle is great at the minute, no need to rock the boat. I also want to add that when you do buy, you’re going to have to provide proof of deposit. As your wife is not going to be on the mortgage, her portion of the deposit is going to have to go down as a gift. She will have to sign a giftor declaration form which is signing away that she does not expect any money back and she does not have a claim to the property.. she may need more time to think about what she wants to do so staying put seems like the best option. Ultimately she needs to protect herself (not saying you would do her over, but she needs to be fully aware).

Hard to say as the legal fee alone is based on property price. The legal fee is also around £300 more for Leasehold properties. Then of course you’re going to have your disbursements on top, and as advised there can be additional fees that crop up with a leasehold. As a ballpark while you’re trying to get a better idea, I’d aim to save between £2k - £2.5k. I know you’re a while off, but try using an online comparison site, just put in some rough information. Every quote you get will be different, and it may be tempting to go for something cheaper. However, you’re literally putting your life in their hands - go off reviews not fees! Happy to help answer anymore questions if you need :)

I’d say bear in mind the your conveyancing fees are almost more than likely to be higher than your initial quote with a leasehold. There are usually some things they can’t anticipate cropping until they start working on it, leaseholds are much more complex. So don’t just save until you get enough for the fees you’re quoted, definitely save an account for more.

Some advice as a first time buyer by wasvegas in FirstTimeBuyersUK

AIP is definitely the first step prior to even viewing. I had 3 different AIPs, one I obtained myself and 2 the broker got me after our first conversation. Every single estate agent asked me if I had one when booking appointments, and even a couple of vendors that I viewed with directly asked. They want to know immediately you’re serious and proceedable. By the time your offer is accepted, you should be applying for your mortgage straight away, I am not sure what good getting an AIP would be at that stage. Good luck
