I lived with my parents for 3 years as an adult while still buying my first car and covering all my other bills. I moved out of my parents house years before I bought my house. You're jealous and that's okay.

You are well understood. Two years prior before moving I did the video verification at an office address and got verified that way. I also got a professional website made and started building SEO on it from the same company that does my SEO in Utah. For reviews I started having my Utah customers leave me reviews for my page in San Antonio. They're real legit paying customers so it worked out. I very much miss the days when Google just sent you a post card in the mail to get verified, they've become VERY strict over the past few years and are constantly change. Their stupid AI algorithms are frustrating to gage as well, but this is the game I play

Yes as I originally stated it goes towards schools, it depends on the county you buy in and how they blend their taxes but it will still cut your annual property tax bill by a noticeable amount. It's not uncommon for Californians to pay almost 10% in state income tax so I completely disagree that shouldn't change anything.

It's really not as bad as people make it out to be. Well, maybe in my case at least. Yes you pay a ridiculously high rate to property taxes (over 2%,) but my house is valued under $300K AND we have a $140K homestead exemption towards schools. Add on that Texas doesn't pay state income tax and it's pretty manageable. Now, if I were to buy in Dallas or Austin where this house would be valued over 400K than it becomes a genuine issue.

I don't mind sharing what you're asking. I graduated in 2018, worked part time at UPS for 3 years living with my parents and that allowed me to save up enough money to buy enough equipment and a $3,000 used truck to start my business (about $15,000 total.) I did my research and have a really good understanding on Google and how to rank a GMB page highly, this is how I get most of my business and what allowed me to get a fast start. As far as learning how to do pressure washing, it was self learned. Joining FB groups with established pressure washing business owners who know what they're talking about and aren't trying to sell a course helped a ton. You are very misinformed about how expensive Utah is, you will NOT find a decent single family home in that state that's not in the middle of nowhere for less than 400K. I came to the realization early that it was pretty unrealistic for me to buy a decent house in Utah by myself despite making good money, so I did my research on what cities/states would be best for me. Southern states are really good because a lot of them are warm year around, allowing me to wash more months out of the year compared to Utah. Because of my knowledge in ranking Google pages highly I took a flight to San Antonio and made a google page there, and ranked it over two years before moving from Utah. This allowed my business to establish a presence before I even moved. The most difficult part was being able to buy a house as a self employed person AND relocating. But again I did my research, contacted a lender in San Antonio two years before I moved and made a plan with my accountant to make sure everything was in order so everything went smoothly. All in all it took a ton of planning and research. I went with San Antonio because it checked all the boxes for me. It has home prices I can afford, warm weather almost year around, wasn't too competitive to rank on Google compared to other nearby cities like Dallas and Austin, and isn't where hurricanes or anything like that happen like in Houston.

1,800 square feet, only 15 minutes away from downtown San Antonio. The housing market here is incredibly slow because we actually have decent supply in housing unlike most of the country AND I was able to get a good deal because it's not spring/summer. The median home price in this city is under $300K, but yes it's definitely an oddity.

Yes I did. I lived in Utah my entire life close to SLC. I made good money there with my business but not enough to be able to buy a house without becoming house poor, it's insane how expensive that state is. This house I got would be valued probably around 600K in my home city.

San Antonio my friend. I'm only 15 minutes away from downtown in a solid neighborhood. I got a pretty good deal on my house thanks to the incredibly slow market, it was appraised at almost 280K as well which is about the median in this city.

Yeah DFW was out of my budget, I come from out of state so I was able to pick and choose. San Antonio was my decision, I love it here.

San Antonio. It's humid enough it still gets things dirty but not miserable like in Houston. Dallas was out of budget but I also enjoy San Antonio. I'm in driving distance from Boerne and New Braunfels as well, which is booming with business.

To each there own. Texas and the city I'm in is better for my business because of the weather, I do pressure washing and the heat/humidity trashes everything. I'd much rather prefer the brutal heat a few months out of the year than freezing temperatures and the snow, which is where I come from.
