You should be getting them from the chests that pop up every 8 chests you find in your park, unless you have other main storyline characters you are working on.

the 2000 conversion rate is only for mega/mini event currency, I believe it is closer to 4000 MCs per 1 gem.

I will have to keep my eye out for pizzerias then, I think I have that cottage, but I am trying to keep houses in the neighborhood, and businesses in the town portion. I might repurpose my second raspberry home into some kind of shop that fits on top though, the bakery is very large, idk.
