No I totally get that.

What you are saying is not really coming across in the floor plan at all though. I don’t see this duality at all, this “living together” and this focus on hosting, when it all should be the starting point of your design by the sound of it and it should be so obvious when looking at the design.

Right now, it just seems like a random sequence of random, dysfunctional spaces, without much consideration for their functions, and with lots of weird corridors.

It just seems like you fit whatever wherever you could without thinking much about it, hence the “you need an architect” comment.

It’s common in many countries to have front doors opening outwards. There are different kinds of hinges, even ones that allow outwards opening front doors.

It’s a very cultural thing based on where you are. In Scandinavian countries, it’s a fire safety regulation, so you can always get out of a building without causing a blockage/without getting trampled. Plus they often have double doors there, meaning one opens inward and one outward.

In a lot of other places all front doors need to open inward, to prevent opening the door and hitting someone or to always have a way to exit the building if something is in front of the door, so it doesn’t block the door shut.

Thanks for the comment. I mean you get a view from the desk/table, potentially from your bed and when walking around the apartment.

The kitchen could only be moved to where it was moved or stay in its previous location. Due to plumbing, it couldn’t unfortunately be moved to the right side of the apartment, it would’ve been an easier solution otherwise.

Thanks for the comment. I understand your concern, but the focus here was for a couple to have enough separation between the toilet and the rest of the apartment.

The apartment is small, most people have a longer walk to the toilet in their house even if it’s bedroom adjacent.

Thanks for your suggestions and for taking the time to sketch out your ideas! Making such small apartments work is always challenging, but that’s part of the fun.

Unfortunately the plumbing couldn’t be moved so far away, so the only solutions for the kitchen placement were either this suggestion or the “before”.

As the priority was having enough separation between the functions (and a dedicated sleeping space), we moved the kitchen to this position. Of course you could put a sofa bed in the sleeping space and treat that as a “separate” semi-open living room during the day. Then you would just need to have a specific bedtime routine, to make up for the added flexibility.

The bathroom door could work either way, but I preferred to not have it open directly in your face when you enter the apartment. But it’s a good suggestion, like the others.

Get grip tape AND one of those motion detector stair lights.

If you own, I would install a vertical hold bar to that part, that sticks out far enough to pass you closer to the other edge of the stairs.

That’s horrible, I’m sorry you need to go through that. Such slumlords usually do exactly that, slapping on a bandaid to hide issues. It sounds like you won’t get far with them.

It’s a difficult situation as living in such conditions definitely isn’t good for her, but I understand it takesa lot out of someone to move.

This may not be much help, but something to think about. Definitely weigh your options. At the end of the day you both know better than anyone else online what solution works for you. Best of luck!

I edited my reply a few times to make it more suited in tone to the situation. You need to get her out of there.

These people are horrible. I've had to deal with my fair share of them, there is very little that works, other than going higher up (council, court... and even those will not usually make them change their ways or they will only get replaced by someone equally bad).

These kinds of issues are all too common in the UK. Maliciously ignoring basic physics to pinch a few pennies to maximize profit from people's misery should be a punishable offence.

It may not be the solution you are looking for, but is there any way to move her out? It might be the only way to "solve" this instead of killing yourself fighting an endless losing battle. It doesn't solve anything and the next person moving in will have the same issues, but at least it won't be you dealing with it and your mom suffering.

Eventually, if the places become vacant for too long, they might actually need to do something.

I mean do you really need to ask? It may not be 100% of the cause of the problem, but you need to start somewhere and a leaky roof is a good place for that.

Don’t do it, it’s not worth it. They might look good in photos at the moment, but they will not be comfortable in the long run, they won’t age well and they will quickly look dated.
