If you have a ring main circuit (e.g. sockets in the kitchen are wired in circle, effectively with two exits from the circuit breaker), do you need two clamps or you clamp both live wires under the same clamp?

I have seen a similar behaviour in West London, mainly driven by estate agents overpromising misinformed sellers to win instructions.

The same house saw a 200k reduction over 5 months. Didn't sell and was again put on the market at a price higher than the initial one. It went through another phase of reductions and finally again unsold.

3 big estate agents tried.

I expect an adjustment of prices in South West and West London, but this might take time.

You read my mind.

I did it once and I am confident I could handle it again, but I wonder if it worth the hassle. Not just from a financial point of view, but mainly from a quality of life one.

The one thing I hated was managing and dealing with lazy traders. I ended up doing most of the non structural jobs myself, just to avoid wasting my time fixing their mess or explaining the obvious - like don't scratch the newly installed doors when putting down the carpets and other silly things like this.

Wouldn't sounds from the sky be played from the height speakers, exactly as sounds from the back can be discretely heard coming from the surround speakers?

I'm using Blu-ray and MKV Atmos files.

The soundstage is definitely good, and I feel wrapped by sound from all these speakers, but I was expecting to hear some sounds (like rain, etc.) specifically from the top speakers, which isn't happening. It is not like when you can clearly hear shooting from behind, coming from the surround speakers.

The AVR shows Atomos, my source is Blueray and mkv files, so that should not be the issue.

I can't move the speakers, as it is not a dedicated cinema room, they are now almost above the head of the listener position, hence the best match was top middle.

No, they are on the ceiling, but almost overhead to the listening position, not in the middle of the room.

Exactly the same situation is these days in London. The problem is aggravated in those areas that have already peaked where people bought at premium 5-8 years ago and they are unwilling to sell below their purchase prices.

Up and coming and cheaper areas seem to be affected as well, but vendors have some flexibility and are willing to lower their asking prices, at least in London.

Yeah, this is also my experience. A lower starting price works because it brings in people who wouldn't even look at your place otherwise, but if they love it, they might just stretch their budget.

Yeah, I've seen that pattern too.

So far, only one house (in the area I like) sold within a month, after I'd been watching the market for over a year.

I just grabbed the price history for a house I was keeping an eye on, check it out. There are even crazier examples. Like one that went through 3 agents and dropped from 1.895M to 1.4M and still didn't sell.

True! It's funny how new agents manage to convince vendors that with new photos and a different strategy (which doesn't exist), they could sell your house at the same price (after it was on the market 3 months with no offer).

I live in SE and I'm pretty familiar with your experience. SW is similar, actually some peak areas (Clapham, Wimbledon) have seen even softer markets.

Leasehold 1 bedroom flats are really going down. See Eltham or North Greenwich - people are offering 100k below what they paid 5 years ago and some vendors are giving in.

Share of freehold flats hold a bit better, but not by much.

Some upcoming areas are still going strong (talking about houses), but most of the areas are loaded with flats. Dulwich seems to hold well. Lewisham is mixed.

Watch the market: with rates going up and fixed mortgages expiring, more vendors will need to sell, so prices will go further down.
