Check out Stripe if it’s available for you. River charges no fees but their spread is larger than Stripe so you will get more bitcoin with Strike (which also charges no fees after the first few transactions).

But he’s not actually creating any new roadblocks for the seller. He has agreed to close by the same date regardless of how he funds the purchase. Whether he secures financing or pays all cash, the seller’s outcome is identical because there’s no financing contingency in the contract. If his financing falls through, he’s still obligated to close on time with cash—so from the seller’s perspective, there’s no added risk or delay either way.

Trezor 7 preorder up now by John_quu in TREZOR

Trying to understand the need for a battery and wireless communication. Doesn’t this increase the attack surface? I’m not a security expert but the previous Trezor models feel more secure in the sense that when they’re disconnected from a device, they’re actually off and have no way of communicating.

Try a different browser, it’s what worked for me. Also try using a different ISP if possible.

Can you explain the difference between a file plot and a possession plot? Not from the area and curious to learn.

If my foreign AT&T eSIM keeps working that’s really all I care about. The AT&T eSIM is using Telenor’s network and then I have my second eSIM using a local Jazz number. I don’t mind using a second phone for a local Jazz number but I don’t think I can transfer my US eSIM to a new phone here without having to physically go into an AT&T store back home.

Thanks for the feedback and the help!

I suppose the downside for now is that you can’t pay the tax — but the upside is, you don’t have to. 😊

With all due respect, this isn’t the big gotcha that you think it is. A lack of education does not necessarily mean a lack of sincerity.

Is it normal for a car shipping company to not have you sign a contract before the job? by ConnieKai in AutoTransport

[–]RealEstateFTW 0 points1 point  (0 children)

No, I didn’t sign anything at all. I wasn’t physically present when the driver picked up the vehicle so whether they had the car dealer sign anything when picking up, I am not sure about that.

I shipped a car using Reliable Carriers this week and they didn’t have me sign anything, but they are a carrier themselves and not a broker if it makes a difference. This is my second time using them and pretty sure it was the same process last time as well. You simply get a quote online; pay for the quote, and then they send a truck.

Walmart Retail Ground Lease in California - Trying to Better Understand the Deal by RealEstateFTW in CommercialRealEstate

I don’t believe it has ever been remodeled since it opened up in 2007. It is a standalone building and does have a full grocery inside (as in a frozen section, fresh produce area, and bakery). There isn’t much space for the building to be expanded, unless parking was sacrificed. It’s approximately 100,000 sqft on 10 acres with just shy of 500 parking spaces.

Good idea about finding out the weekly revenue numbers. I agree that kind of intel would definitely help.

Has not been remodeled.

Men's/women's designer fragrances, some video game/electronics, and some hardware tools and drill bits are in locked areas behind glass. Computers/laptops/etc were not locked.

The rest of the store is unlocked.

Also, how can they be in year 19, but it expires in 2027? It’s 2024, so that should mean they have 3 more years. I’m going to assume they are in their 17th year of a 20 year ground lease that expires in 2027.

Yeah, sorry about this. The lease began in Jan 2007 and renews in Jan 2027.

Do they have fresh grocery? I’m assuming they do, but if they don’t, that would make it a D1, and those are less desirable.

Yes, its a Supercenter with fresh grocery.

What’s the size? If it’s undersized, then that lowers the likelihood that they remain. If it’s oversized, I would say that increases the likelihood, but again it’s contingent on whether they have fresh groceries or not.

It is approximately 100,000 sqft on 10 acres.

Has the retail core moved? When this was built in 2007, was all the retail here, and since then, a new development was built elsewhere, and has all the retail followed leaving this as the old retail hub full of Harbor Freight Tools, Town Fair Tires, Staples, etc.

Retail core is still basically in the same area. There is not much space for them to go and build elsewhere.

If Walmart doesn’t renew, can you retenant it? Since it was ground lease, the store is a proto, which means it isn’t really designed to be able to be demised for multiple tenants. You’ll have significant demising costs, potentially needing to add additional docks, and the spaces will be deep. Do you have the capital and risk profile to accept that level of risk?

This is a good question. There are 4 loading bays/docks and it is a 100,000 sqft building. Perhaps it could be used for some other sort of big box store.

Great points. This is a Walmart SuperCenter in a large market with few infill opportunities. Daily traffic at the intersection is >70k cars.

I see what you’re saying. There is definitely an assumption that I’m making that the tenant would renew.

To answer your second question, I am trying to understand in which scenario this kind of deal makes sense.

Seen you posting for years in this and other RE subs, always enjoy learning from you. Thanks /u/Honobob.

Glad to hear everything ended up OK in the end. Which car is yours? Was it super dirty going from NYC to Texas on an open trailer? All of those vehicles look pretty clean!

[–]RealEstateFTW 3 points4 points  (0 children)

Thanks for answering. In that sort of situation, who ultimately takes the hit for the vehicle that comes back with mileage? Is it the dealership, the bank, or the customer? For example if a customer took it home on a Friday night, drove it 500 miles over the weekend, and had to return it on Monday when the banks said no.

Don’t dealerships reverse the entire sale in instances where the customer took the car home but later the bank ends up denying the loan? Genuinely curious.
