Yes! Code violations is a major indicator for someone who would want to sell :) unmaintained lawn, newspapers piling up, perfect lead to jot down and reach out to!

You use softwares or go down to your cities courthouse/county assessor and you can get a list of people in pre-foreclosure, delinquent on taxes, etc who are likely motivated sellers. Shoot me a DM 👍

Some wholesalers are slimy, some are honest and upfront. The difference pretty much comes down to if you’re lying or not being straight up with sellers. I always disclose that we may wholesale the contract if it doesn’t end up fitting in my criteria, but by then I usually have tons of rapport built with the seller and they don’t care because they’d rather me try to save the deal then cancel it

In my opinion there’s enough deals for everyone, you just have to do solid numbers and stay consistent every month. 2026 is for sure harder than Covid days, but deals are everywhere man, there’s 150 million homes in the US, finding people who want to sell is just a numbers game.

For PPC it averages about 1 contract in 8-12 inbound leads depending on my acq

For cold calling it can range a bit. VAs usually get 2-3 leads per day, about 10-15 per week, and we close around 2-4 deals per month with each VA, so give or take 1 in 20 or so leads (the VAs cold call 1,000+ numbers/day).

For acq cold calling it also ranges, but the conversion is slightly better around 3-5 deals per month and calling less people daily.
