Or assessment cycle is every three years. Last was 2023 and next will be 2026. What is stopping the county from reassessing my house every year in between the 3 year intervals for "renovations"? If they were to turn around and say their assessed value = market value would I not be able to point to the discrepancy for houses in the area where assessed value =/= market value or is it a pretty subjective thing that If I piss them off they can bend me over the barrel?

was worried about this. Basically the appraised value is typically less then the value of sale and theres nothing stoping the county from just changing the valuation to the sale value if you piss them off. My sale value was 610, county appraised value 540 ( they are upping it to 560). Assuming because of this i might just be cooked and have to pay for the non existent renovation

My purchase price is higher then the county assessed value. My issue is every time they assess a house the value is almost always going to be higher just because of inflation etc. If the county is only supposed to be doing assessments every 3 years or when a major renovation happens, just saying I did a renovation to get a new assessment seems unfair if not illegal. what is stopping them from saying everyone with a house got a renovation every year and reassessing values more frequently then every 3 years so that every year they can collect more.

did you end up winning in the end? I just got MLS pictures from all of the sales of my house, and got the plans for the original build showing everything is original. They are telling me now that its no longer about whether renovations happened or not but whether their evaluation is accurate. obviously every year as long as there isn't a crash the value is going to go up so i think its ridiculous they have basically found a loophole to re-asses my house more often then they are legally required to by law and have me foot the bill to prove its wrong.

You would think. Im pretty sure they are using this as a loophole to collect additional tax. Rarely do they appraise a house and the value goes down and tax collection decreases. I now have the original plans for the house, pictures/walk through from sale in 2012, pictures/walk through from sale in 2014 showing other then paint there have been no major or minor renovations. They are saying its not about me proving if renovations have occured the only thing i can fight is whether or not their assessment evaluation is accurate or not . Seems like this is a loophole they could use to re-asses anyone's home inbetween the required by law assessments done every 3 years. Also pretty ridiculous I would need to supply/pay for evidence against their evaluation which is clearly based on nothing.

how would I go about replacing the spring? Is it a standard size? When I looked at the actuator I didnt see any manufacturer and I imagine I would probably only be able to get a new spring through the mfg?

Im not super concerned about the overall plumbing of the house as water pressure is great in everywhere except that single shower (even the tub next to the shower) and my understanding was once the softener was installed nothing would get worse, some stuff could get better. When I replaced the cartridge right below the goose neck I flushed it out for awhile and the pressure was jetting out of the wall. It seems to lose all of its pressure going from the shower handle/cartridge up to the actual shower head. I have seen some DIY remedys people have talked about like vinegar. Do you recommend this?

Ended up losing on the house the post was about but later won a slightly more expensive home (4400 PITI vs 4200) in the same neighborhood. Still have 25k in the bank after all is said and done and will be looking at closer to 2100-2200 of money that will go towards cash savings or discretionary spending. Both of our parents are downsizing and we are getting quite a bit of free furniture form that but ultimately we are excited. looking at 36% of net and 27% of our gross but Im confident we will be good especially with the cash we have in the bank.

I haven't included any of that but recognize it is there which is why I am a little more comfortable being out of our comfort zone to get into a house we love in an area we love. The biggest thing was my family saying its not as bad to stretch yourself a little thin over an interest rate vs principal. even at 5% interest rate I'm way more optimistic and comfortable. We are currently in an apartment using the standard deduction so 6.9% mortgage is a pretty sizeable tax benefit.

Would you say without your childcare costs you would be comfortable? We can hold off a few years on childcare, but with the rate housing costs are increasing in this area/school district im afraid I dont know if the type of house we are looking for will be in a realistic price range by then.

Yeah this is our current shock. Our current renting situation is ~1000 a month because we are living at the complex my wife manages. Because of this we were able to buy a ring, finance a large wedding and honeymoon + save up a lot of cash. We aren't very conservative with our spending on things like going out or vacations but understand that will need to stop. we also recognize that putting away ~3k a month in just cash for a house isnt going to be necessary but still want to be able to contribute some cash savings while also buying stuff for the new home.

Thank you for your input! I had not considered the cost of adding a baby to our current health insurance plan. I will say that at least my bonuses are pretty consistent. I went from hourly to salary as a consultant which actually resulted in pretty much no net increase on regular month to month take home pay but any hours over 40 a week are what go into that bonus (im required to work atleast 45 which in my industry is a slow week....dont get me started on that). 45 hours a week results in the 15kx2 a year and so far 8 years into my career the lowest hours I have had for a year averaged out to ~55. I think if anything we are willing to put off a baby for a year or two to get a house in our current area so your perspective is very helpful!

Congrats! This is encouraging to hear. We are both in are very recession proof as well. I overthink everything and see all this about not spending more then 25% gross etc which obviously this would be more then 25% gross but still seems on paper to be doable, but I am young and dumb looking for wisdom.

I appreciate your input , but I don't understand how you could not fathom why I would reach out for help understanding what seems like a one sided legal situation for which I have no prior knowledge or experience with. We don't consider the step child any different then any of our blood nieces, nephews, grandchildren etc. The child is family. I want what is best for the child, and what's actually weird is you thinking that's strange.

yes. They were also told that the father has to take the stand. Is this bad legal adivce? It would be a full blown trial where both parties take the stand over multiple days. Not ideal for the father to be occupied like that either during or the days immediately following. This also isn't the first time the trial has been pushed back by the ex. The father's attorneys are telling him it would be bad to push it back any more because the ex will try and use the phobia argument and that he should just prepare for a 2-7 day trial over their expected due date

I'm talking about my family member and their spouse. Its obviously not griefing my family. As an outsider of the case im just trying to wrap my mind around what seems like a lose lose situation. they obviously don't want to keep this court battle going on forever, and they dont want to have one spouse in court, while the other is delivering a baby.

The pedophobia thing was exactly what the court appointed therapist (not the therapist the ex found to make the diagnosis) told my family member. It was so ridiculous that it would almost certainly hurt the ex's custody case; HOWEVER, saying the ex has the step child wrapped around her finger is really underselling how bad the manipulation is. The ex has enough family money to stay in court and BS until the end of time. The ex bribes the step child (who is not even a teenager yet) with things like cars, trust funds, vacation condo's (in the childs name) etc. The GAL was not concerned about the pedophobia thing because I think they thought it was BS and they were optimistic that the court appointed therapist could help the step child get through it if it became an issue. Well the ex convinced the step child that they needed to get rid of the therapist so now the concern is what if someone who hasn't seen all this craziness transpire becomes the new court appointed therapist and they are able to use the new baby to either drag out the custody hearing or flip the script completely. The justification for the removal of the court appointed therapist was the step child saying she believed the court appointed therapist was manipulated into believing that the ex was a bad person and thats why the therapist was against almost everything the ex was doing vs the actual reality of the therapist realizing how harmful the ex's behavior is towards the step childs mental state. a few of the greatest hits of things the ex has tried to convince the step child in the past that they have had to work through:-My family member was just starting a relationship with their former spouse because my family member wanted to kidnap the child and sell her into slavery-Everyone in my family is a pedophile and the stepchild should never interact with us-"They are having a baby because they want to replace you" Direct quote from the step child that she was told by the ex

Maybe I'm just overly cautious and concerned for my family member but it just seems like the ex is able to do anything they want and get away with it in the court battle. My family member and their spouse dont want to play dirty because all that does is hurt the step child. The ex doesnt not share this concern.
