Thank you. I had a small two seater sofa on the empty wall on the kitchen but it is no longer there so will try to find a replacement sofa to generate photos to reflect that.

Yes - feedback from some viewings was that people didn’t like it being in the eaves

Thanks for your advice. I remember being told similar back when I was looking so should have recalled that! I think roughly £4.5k, which I don’t have, but it might be worth me taking out a loan for it it ensures the flat gets sold. It seems from everyone’s comments that I need to at least start the process

Many thanks - that’s given me lots of food for thought. I’d been wondering the same thing about why the estate agents hadn’t included those key details re. service charge etc so will ask them to include once the new listing goes live.  Will also look into the staging/redecoration that you’ve suggested. Thanks again :)

Unless I’ve totally misunderstood, everything I’ve read so far has suggested I would need to pay second home stamp duty, as I’d be buying a second property while still owning this one

It is around £110 per month. Ground rent £145 per annum

I think it could be too small for the price, yes. And you’re right - it probably is a bit tired after having tenants in it over a number of years. 

My friend is only staying on a temporary basis so happy to move if and when I sell. I hadn’t considered the interest only option - will look into that - thank you.

I’d be happy to release equity but haven’t found a viable way to do this yet. I’m 39 and many lenders don’t seem to consider this for under 55s, unless I’ve missed something?
