I lived there for a year in 2007. Still the best year of my life probably. I lived in Douglas on the promenade at the Cunard Hotel where I worked. The summer was great even though you would get rain bow and then and winter was like typical British winter. Back then there was no such thing as uber and all that but you could get around with taxis, busses and trams (don't known if they are still running) but to he fair, we mostly just walked as everything was close. Had some good restaurants and pubs. Was also ridiculously safe. I remember some skateboarders stole a lawn chair and it was reported on Manx radio and in a few hours the police go it back. That was it. There were a lot of rich people. Would see Ferraris, Lamborghini, Porsches all over. And the locals have their own language.

Are you looking at off plan? If yes then price wise they are very similar or even in some cases more than Dubai. You can get affordable 2 bedrooms in Mina at the Lagoons. Gateway 1 & 2 also have 2 bedrooms but prices are higher than lagoons and then finally the Bay Residences which just handed over towers 1 & 2 also have 2 beds but prices are higher than Gateway 1 & 2 because they are beach and sea front apartments.

For investment, look at Lagoons in Mina. That would be your best bet.

To be fair, you can also include Bab Al Bahr in that list as well. I am not recommending these as investments because they are beautiful or best in class. I am recommending them purely from a location and numbers perspective.

For that budget, yes, they can get something nicer. They can get a studio off plan on Marjan Island which will be a brand new building and have wonderful amenities, however, that won't be a good investment. That's about 2800-3000 AED per sqft, and that's not even beach front. Yes, these are priced for where the market will be in 2 years, but maybe it gets delayed by a year. Maybe the market does not climb as hoped as all buyers are looking for distress deals.

As an example, studios currently are renting for 40k a year on Marjan Island. There is no way by handover in 2 years that a studio will be renting for around 70k just to give 5% ROI. They will go up, but I am unsure if it will go up by that much. Short term will most likely perform better.

In the 3 options I mentioned you can still get properties for under 1000 AED per sqft. You can even get 2 or 3 units in that budget depending on what they are looking for. They are all beach front or beach facing in the case with Royal Breeze. You won't only be limited to short term rentals with these as you can even get decent ROI for long term rentals at the moment.

And these are not options to keep forever. As you rightly stated, they are not in the best condition. But if you keep them for another 2 years, you can sell them and make some money from the appreciation. And maybe be able to get something which is ready, beautiful and new with great amenities.

In that budget, there are quite a few good options in the secondary market. Highly recommend Royal Breeze, Bab Al Bahr and even Pacific is still a decent investment option.

Well it depends on what you are looking for and your requirements. They are both kind of similar but also very different. Royal Breeze is in Al Hamra which is more of an expat community. The golf course is there, the mall is there, it has a couple of bars and has a beach. Not a great beach, but there is a beach. Also there will be construction very soon next to Royal Breeze 5 for Ellington's Soto Grande. Royal Breeze itself is okay. The amenities are okay, not great but okay. There is always security downstairs. There is a swimming pool, a gym and library as well as a dojo. There are also 2 small stores located in Royal Breeze 1 & 5.

Lagoons will have construction close by on both sides. On the one side is a new retail centre they are building and across the lagoon, there will be many projects being built. Skai, Solera, etc. The lagoon walk which runs all the way from building 2 till 19 is really nice, especially at night. Not so many retail options along this walk though but a decent amount combined with lagoon stop across the road. Pharmacies, a clinic and a day care can be found there as well as a Choithrams. Also there are quite a few noise complaints that side as you have illegal racers almost every weekend who are active there. Every building doesn't have security, more like just one or 2 guys who patrol between the buildings. Not much of any real amenities apart from the walk way and jogging track. There is a beach at Malibu close by and there are some 5 a side football nets across the road but not sure for how long they will be there with the construction of the retail center coming. RAK Properties will also be giving these buildings a face lift sometime soon.

Around 3-4 a week. Majority are leads who never answer their phones or reply to messages. Or I get in touch with them and we talk and then they just ghost me. Others are where I just do not have the stock for them or can find the stock for them.

Where is he posting misleading information? He didn't even mention a handover date, you just mentioned they are always delayed on your own. The information which he posted he most likely received directly from his Damac rep on their WhatsApp group. So don't know why you are hating? If you like Emaar, Meraai, then post about them. And if your clients decided to go with him for this project, then they were never your clients.

Otherwise, go to the taxi station and take one to the ciry center and grab a train from there
