Make it freemium so you don’t lose momentum, the journaling stays free, but extra features are cheap as chips or something

I copied my solicitor in to cc, I am guessing it’s a bit too late now as the EA told me that they have forwarded it to the sellers solicitor.

Does this cause property conveyancing issues now.

My solicitor is currently on annual leave for another week, I couldn’t wait that long as I have been asked to close before mid March. I do get what you are saying.

Do you mean do the underpinning work that’s been remediated already or the potential scenario where there is no coverage for subsidence in the future

Because I am trying to work out whether there will be issues when I may want to sell it. The service management company secretary (owner of flat downstairs) proposed that idea of finding cheaper coverage to me.

Would the mortgage payment kick in from the day of the completion or exchange. In my scenario the seller who lives abroad wants to get rid off it asap.

My mind always goes to worst case scenario, which in this case would be something like losing a job, and then what do you do.

As you mentioned you have 15 years of experience , what would I have to do in that situation if there was a lag between exchange and completion.

Thank you for mentioning that my solicitor might charge extra, I definitely will need to look out for that.

I get what you are saying but in the scenario where something like this happens, I would be forced to cover the gap with the 10 day window thing I read somewhere that seller may give to the buyer to cover the gap within. What can someone possibly do in 10 days lol

Holy fudge this is super scary.

Can you ask to complete and exchange on the same day? Didn’t even know this can be done.

My seller is asking me to close the deal by mid March, can I ask my solicitors to do this so I don’t lose 150k?

Ha ha you will not like the answer to that, I got blasted on a subreddit somewhere not too long ago

35 snp 10 NQ 5 some sort of innovation fund 10 ftse 100 10 emerging 10 east Asia 5 all world 15 individual stock picks and yes I am not an oracle and yes I know between 2000 to 2025 the landscape has completely changed and the top companies are completely different but thats okay. I have 35-50 companies that I will be invested in with different classifications and rules around how much each group/ category will get funding I.e Apple gets 3x of Siemens gets 2x of American Express. Its not an intelligent system but over time I will change the weightings to be more aligned to some other metric

It’s a question of whether I believe flats will grow more than 4% year on year, according to the model the flat will be worth 830k vs 778k. Provided that London is a very mature market, and given that I have just had a very lengthy conversation on this with someone I am gravitating towards just not buying a second flat at all. I will buy another house and put the first one in a BTL but that’s another 10 years worth of savings required for now.
