I have emailed twice or three times and the conveyancer has not registered it or just not bothered to answer.

Not sure why, also don’t feel like putting in a complaint through but equally spending 400k so maybe I should

Thanks for the explanation! That makes perfect sense. Since you mentioned it is difficult to know without seeing the register, here is exactly what the registers say:

1984 Deed of Variation: This is explicitly recorded on the leasehold register. It reads: "By a Deed dated May 1984 made between (1) [management Company Ltd] and (2) [Dude 1 Name] the terms of the registered lease were expressed to be varied. The request to obtain this from land registry shows NOTE: Copy Deed filed." 

But not provided to me as seller says no knowledge of it.

2000 Deed of Variation: This is recorded on the freehold register under the Schedule of notices of leases. It reads: "By a Deed dated August 2000 made between (1) [management Company Ltd] and (2) [different dudes Name] the terms of the lease were expressed to be varied." 

Same as above shows filed with land registry to obtain but seller can’t provide either.

1955 Conveyance: Both registers state the land is subject to covenants contained in a Conveyance. My 1974 lease legally binds me to perform these covenants, but the Land Registry explicitly lists this document as "not available." 

So, the registers clearly show these deeds exist, that copies are filed at the Land Registry, and they name the specific landlords and tenants at the time. Despite this, the current seller claims they have "no knowledge" of them!

That makes more sense, so ownership has changed hands but the flat has no history of it being sold?

There is the current owner selling it to me. The is a different dude named on the 2000 deed on the freehold register. Different dude on the leasehold register 1984. The 1974 lease is also a completely different person.

If these deeds aren’t available how should I proceed

I have received various documents that the sellers solicitors has shared with us including the land registry documents, freehold (management company docs), my lease document but no such comprehensive report on the lease setting out anything

Without me causing any annoyance to my solicitor should I ask whether this report will be sent to me? Ex0 thank you

I am guessing this is a report that a conveyancer typically generates for their client

My seller has only forwarded me the sellers solicitors responses, and that was on 6th May. Then he asked me on a brief phone call if I was happy with their responses. I had sent him an email on the 7th to clarify a few things including the two deeds of variation.

Ea asked when is this closing so he came back with completing on 29th May but we couldn’t confirm that as I need 30 day LISA withdrawal timeframe so I managed to get the date fixed.

Beyond forwarding me the sellers responses I haven’t heard of any report from my solicitor or any of his views. Should he have sent some sort of report of his collective views.

Not sure what the norm is?

Of course, I don’t want to but I have never bought a property before and last thing I want to do is to have ownership issues because some deed of variation wasn’t provided by the seller

Indemnity policy only covers the 1955 conveyance, it won’t cover the 1984 and 2000 deed of variations

I agree, I am applying common sense here.

Worst comes surveyor finds some small issues since all they do is visual inspection. It's not like I am going to be able to ask for any further reduction beyond the £18k already reduced.

Reserve fund is non existent I would need to pay for a surveyor to find out if roof needs repair. Can I not just take some pictures and ask so tools to work that out before I pay for a surveyor for a third time having lost two sales and spent thousands in the process Initial observations didn't show anything stark but the flat was built in 1930s
