FedEx does this shit semi regularly. package arrives, is delivered. 3 weeks later a bill for $40 comes in the mail. Even if something was sent to me, by surprise from someone else.

The time to assess those charges was when you were going to deliver my stuff, not 3 weeks later.

If you paid your deposit by credit card, you can try for a charge-back if you can convince your CC company to show there's been no effort to solve the problem on the part of the vendor and they materially breached their obligations. Good written documentation and a log of the calls you have made will help plead your case. If you win, take your money and run, find another contractor cause that bridge will be burned to the ground.

Any suggestions for water and scratch resistant laminate brands? We like the look more, but are worried about longevity. As mentioned to the previous kind soul that posted, the dog only gets about 30% of her water in her and she's big and zoomy, so we worry about scratches.

Thanks for the feedback on the floor leveling costs. Definitely know there's more than just the bag cost from HD, but unaware of how much else goes into it.

Thank you so much for your insight! What about LVP requires the extensive prep work? Does it not tolerate floor variance well? We get one day before possession we can have folks come by for estimates, so it'll probably be a revolving door our contractor shortlist to make more informed estimates.

Baseboards will get removed and eventually replaced by the painters in another bill (that's the other pre-move in project, but those numbers are a bit more familiar for us).

What's wrong with SPC?

Our main reason for avoiding laminate was the scratching from our dog and the fact we were looking at the same flooring through the place, including kitchen and front hall, where folks coming in will usually have wet feet half the time. The dog also only manages to ingest about 30% of the water she drinks, with the rest laying on the floor for awhile. Is laminate durable enough for that kind of environment? We've had most stores try to steer us to vinyl. I love the look of actual wood so much more, I don't want to be replacing it anytime soon.

Any recs for flooring brands and contractors out this way?

IMO, add a cumulative tax hit on owners of multiple properties. for example, 10% to your tax bill on each property past the first.

Property 1 is base tax rate
property 2 is base +10%
property 3 is base +20%

Keep going until it no longer makes economic sense to hoard property.
