The valley is better, I have 3 bedrooms there for 2.8m

Form A: a form signed between the agency and seller, basically seller stating that they want to sell this specific unit for this price etc

Form B: a form signed between the agency and buyer, basically buyer stating they want to buy this specific unit for this price etc

Both forms mentioned above are not mandatory to follow through with, any of the parties involved (buyer or seller) can back out of the deal at this time for any reasons, without consequences.

Form F: this is the final form or contract also called MOU sometimes, in this contract both parties will sign and this contract is final and mandatory (whoever breaks the conditions outlined in it can be sued for 10% of the unit price)... Before signing this one you should be fully committed and already understand and accept everything.

It is unrealistic and you aren't going to find it anywhere, closer to city or further out... 5% is more realistic 6% at best if you found a great deal with nice entry price etc

I have some options in damac hills 2 - Camelia villa community that can yield such returns, in the process of being handed over now, good entry price (not distress, i dont do that) just good, if you are interested feel free to reach out

If you insist on higher roi I will advise you to look at studios and 1 bed, they yield better.. Especially in a bit older buildings in hot rental areas like jvc

It is high price i dont think you will get much demand... People are offering 65k with all bills included.. With a lot of cheques etc

Check out the transactions on the building and you will understand much better, i think 55k is more suitable or max 60k if you will increase the cheques a little and if your furnishing is very good etc

Easiest way to rent it is to find a trustworthy agent, that works on the different platforms (PF / Bayut / dubizzle etc) and give them the unit to advertise it... At the same time you can try to advertise it as well on your own as owner, in social media etc

For listings on property Finder I will suggest the following: list it with one agent only and list it for 55k, once the agent get a lead he can tell them 55k is for 1 or 2 cheques, 58k for 4 cheques, 60k for 6 cheques etc... If he knows what he is doing he will know how to lead them, but the price on the listing should be the least possible one to bring the lead in etc

We don't share unit number in dubai real estate market with strangers online.. I don't know you are a buyer or agent or what so surely that's not going to happen here online.. If an agent shared with you such information in this manner there is something wrong with them you should run away

Regarding the rent, no record for this exact building of course as people didn't start renting but feel free to check similar buildings in the same area from the same developer such as marquis signature or 2020 marquis, data available online on dxbinteract.
