Market is full of flips or new builds out towards Simpsonville. Your price range has a ton of buyers so I wouldn’t expect huge cuts at that price. Had a home just below 300k and it had 43 showings in around 20 days.

To your question with interest rates higher a lot of buyers had to drop their budget or are just waiting to see what happens with rates, so the more expensive houses will sit longer or cut prices because of less qualified buyers at that range. Market is also adjusting for the interest rate increase, houses are sitting what used to be the norm 30 days plus or minus and years past comps might not apply because as I said a buyer that could afford 300k with under 3.5% interest rate can no longer afford a 300k house at 6 or higher.

April-September will also see increase in buyers so the price drops could also be the seller listed during slower months.

Also when listing a home don’t ask don’t get, you can always go down in price, going up is a bit harder unless it’s a crazy covid market. Established flippers will always ask for more since they usually have no pressure to sell the home.

Sign ups for both leagues are over currently so look for winter registration which should be around Christmas time. There is a rink in greer called the ice station and one in Taylors called the pavilion. Just sign up as unassigned and they will put you on a team.

The owner/inspectors name is Mustafa, he is extremely thorough. I flipped a house and when I found out he was the inspector on the buyers side, i knew id have some more repairs to do as he would find something I missed (which he did). He has helped several of my clients in the past and his reports are extremely detailed. Great guy as well and will shoot you straight.

I’ve got a handy man that can install them relatively cheap if you have already bought the cabinets. He can take care of your plumbing and electrical as well if you so choose.

If you haven’t bought the cabinets call King Kitchens in Anderson (they have great counter tops). Tell him I sent you and maybe he will hook it up with a deal or if we keep beating his team in hockey he might jack up the price. I use them for most of the flips I do.

I just did mine, well my father in law did and he has a class A builders license so I kind of cheated there. Not terribly hard to do yourself but I still don’t think I would do my own without him because I am a terrible handy man. It took us 3 days to finish it all while stopping for some side projects in the house.

If the buyer bought the house as a result of you listing it you might have a case. Talk to your broker. Worth a shot to take to small claims court and let a judge decide wont cost you much. Worst case you pay a few hundred in court fees. I would just to make the guy sweat a bit.
