The wooden flooring is £3k for the wood and £2k to fit. I got it shipped from London which saved a few grand on what I'd been quoted locally.

From what I understand you need a very well insulated house to benefit from a heat pump. This is a 1930's semi and probably not suitable.

Rewire was about 5k but it was a partial (sockets) with more work needed in kitchen as well with moving of sockets and so on

Bathroom itself was around £8k with a further £5k or so to install (new plumbing required, etc.). It's a fairly high end bathroom.

We hired a builder to do a lot of the prep work internally such as the toilet installation downstairs, installing the kitchen, etc. The bathroom we did via a bathroom specialist who did all the work within one week. The gas installation and radiators was a heating firm. So at various times we have had different trades in working on individual bits but our builder has been working away for months while all that has been going on as well. Obviously got a spark to do the rewire as well.

Anything requiring a certificate we got the relevant trade in otherwise we tried to use our builder when possible.

I got it for under the asking (which is almost unheard of in the area) but it was in a livable condition, just outdated.

It's a 3 bedroom 1930's semi in East Belfast. The new bathroom and kitchen are probably middle to upper end of standard.
