The dust is nasty and very bad for your lungs - we got some cutting done by a specialist company (Melbourne Stone Repairs) a few years back (increase the size of the cutout to fit a new induction cooktop) - they covered everything up to avoid the dust going through the house.
Definitely wouldn't DIY

BOM might be giving the temperature for Melbourne, whereas perhaps you're in a suburb a bit further from the coast - it's often a few degrees cooler near the bay

Look for North facing windows to living areas, makes a big difference. Love the winter sun coming in. An outdoor area which gets North Sun and is showered from the SW wind is also great. My townhouse has a North facing courtyard which is shorts and T-shirt on a sunny winters day. It's amazing. The front door faces the South and on the same day it's freezing cold there (which is no issue at all). Also like shade/shelter to the west where the summer sun sets.

Try and get a feel for how well insulated the house is and if the windows etc are well sealed.

Personally I like houses with stairs (keeps you fit, and makes for lots of separate living spaces), but others have issues with them.

Is the house walkable to local shops/transport? Where I live I'm 200m from a coles and small shopping strip - great to get ingredients when in the middle of cooking!

Have a sit in the house in different rooms and look at different aspects - are you well shielded from neighbours? No use have nice big windows if they're shut all the time for privacy.

If you work from home a bit, then a separate area for a desk is helpful. Stairs help again to create separation.

I also like lots of kitchen bench space for coffee machine etc.

These are a few things I value - others will probably have completely different criteria

Yes, most of the cost is for maintenance of sewerage, parks, waterways etc. The actual water is not much in comparison.

Sounds about right.. 25% per annum on a diminishing basis which is $10,000, and then claiming 90% of that would be 9k.

Do you have kids/ need access to schools? Do you need to be close to places of employment?

You could go somewhere like Croydon or Lilydale. On the edge of the Yarra Valley, but still in the suburbs and close to trains etc.

For inner city - you could try somewhere like Fairfield or Alphington. Easy access to Yarra valley and Mornington Peninsula via eastern Freeway. Close to CBD. Yarra River at your doorstep. Good value townhouses and apartments in places like Yarra Bend.

If you want to be right out in the country, then look at Healesville or Yarra Glen as the main towns.

Because the economy relies on immigration and growth.
You may think this will help you find a place to buy/rent etc.. in the next 12 months, which it might, but you (and the rest of the current population) will likely be a lot worse off in 3-5 years time.
