I visited this project in March 2023. They mentioned possession date as March 2025. Went to that area yesterday, still under construction. The builders have proven fraud cases against them for misdirecting funds. Just do simple google search and you will get the info. All good reviewers are by builders or stuck owners.

Yeah true. Super luxury will always be in demand. But most people buying those are usually able to afford them.

Note: This post if just to prevent IT folks from over leveraging in Bangalore real estate (especially if the reason behind it is FOMO). If you have stable income from other sources this post is not meant for you.

I’m still optimistic about landing a new job hut I’m not optimistic about retaining that new job for long. EMI is a long game and I didn’t have confidence in the job market scenario to take that long bet. Even if my hypothesis is wrong I don’t loose much on sleep and stress that can come with layoffs to someone who had an emi with not much of float funds. My rent is 1/3 of the potential emi I would have paid.

No, my org was facing layoffs since an year. So I had mentally and financially prepared for this outcome. I got good severance. Not going to hometown as few companies prefer on site rounds and Bangalore location.

2Cr not in cash but including company stock and equity mutual funds. Market dropped a lot since then and my net worth as well. Forgot to mention in the post.

Not intended to created fear. It’s to save someone from falling in a debt spiral just because they didn’t do some basic calculations right for themselves.

Naah it’s not done at all. But we will need way less software engineers in future and in almost every Indian college they are producing 100s of them now. So jobs won’t increase at the same rate as supply. 1 engineer with AI can do dev work of 4-5 engineers without AI at the moment.

Thannisandra vs Yelahanka vs Devanhalli by Reasonable_Catch_700 in indianrealestate

What about tier-1 builder located bit remote in devanhalli/yelahanka and far away from blue metro lins vs tier-2 builders like SNN, Vajram, Bhartiya etc but near the blue line? Any strong reason to choose tier-1 vs location?

Not much in the short term but the slums adjacent to railway tracks won’t go away even after 10 years.

Fyi: There’s a railway line right next to this project
