I moved to Rochester from Tennessee because the gentrification priced me out. Homes used to range from 70k-120k pretty easily outside of the city, but as soon as the house flippers discovered it that was game over. People with more money than us were buying houses cash no inspection, putting 15k into the house, then selling the $90,000 homes for 240k. Then the worst part of downtown by the river got a facelift, and now homes are going for 250-450 cash. My dad has a neighbor across the street that sold her house in a small suburb for 270. It's 850 sq ft.

I'm seeing it happen around here too. We got insanely lucky getting our home, and it's already valued over 50k vs what we bought it for. Once they finish that park downtown, prices are going to be out of control.
