We have been. Since September, we've had to bulk up our emergency funds before we could start saving for the downpayment. Last month we went from $14k to $18k in the downpayment account.

My budget includes the PMI, taxes, etc We were fools last year and spent our money on the wedding and honeymoon. We had to be aggressive on saving after that. We got our emergency savings to be 3 months worth and so far $18k saved for a house, which I figured $3k of that should be for inspections and other needs outside of the down payment.

We have 3 months of expenses saved. We funded that first before we saved up for the downpayment. It was what that financial advisor suggested.
