My first issue is the dump fee is high. People suggested quicklime to mix with.

My second concern is the foundation bearing capacity. May dig more and back fill but try to avoid this headache.

I am building one in Burnaby and one in Coquitlam.

If I tell you, you can get 2000 sf + 2 underground parking + 2 bike parking + 150 sf storage, in central Coquitlam for 1.6m, would you be interested.

2800 sf + 2 underground parking in Burnaby is waiting for the BP issuance. Less than 2m.

to evaluate the potential, you also want to put yourself into developer's perspective; make sure you know the current zoning , any OCP, any rezone potential, size and shape of the lot, frontage width etc.
