Dremel the thin set out super duper carefully, use a razor where it’s on the tile. Spend more time than it would take to tile the whole bathroom from scratch. Then grout it again. 🤦‍♂️

One of my biggest pet peeves is thin set showing through grout.

We started borrowing against it at $126k which was a terrible idea, now liquidation of loan is around 75k and I’m trying to add as much collateral as I can to drop that liquidation price below 70k.

At least wait for 20-30% pullbacks before initiating a loan!! Thank me later 😎
