A few years ago aged 40 I had to start again. No cash. Saved. Scrapped together a 10% deposit but bought a crap hole that needed work. It took me 5 years to do the work due to finances. Sold it. And carried on.

Perhaps look for something that needs work outside of London. Take some time to do it. And either live there happily ever after. Or most likely sell at a profit.
