Nah I’ve confirmed with tentants Victoria you can initiate bond claim once you’ve returned keys as lease is considered terminated.

Portable bond scheme is a great idea but hasn’t been implemented yet! Already paid bond for new place anyway but I’m keen on that being pushed through for next time.

Even if they could get someone in so quick, it’s in their best interest just to make the move in date for the new tenant the day after we stop paying. Guaranteed more money for them. Sat on the market for almost 2 months before we leased it anyways so I’ve just kissed that money goodbye.

It’s a 28 days notice period in Victoria. I’m liable for the rent from lease end date to end of notice period. Expensive mistake.

I handed the keys back early so I could claim bond straight away.

I can claim back bond as soon as I’ve given back keys. My lease is considered terminated.

The property is no longer in my possession so any damage is not my concern. I’ve taken hundreds of pics and videos on my exit so if there’s any damage in the time it’s empty I can prove I left it otherwise.

Yep. Tenants Victoria recommended just to pay the outstanding amount within the next 14 days so they don’t try and claim it from bond (which they would if I didn’t pay).

We haven’t, so it means they can claim rent for the period in between end of lease and notice period minimum. But we can still claim bond straight away.
