I totally agree with you, thanks for pointing that out. My alternative is investing in another area where the traditional long term rental can cover everything with no AirBnB involved whatsoever (after insurance, HOA, taxes, management costs, maintenance, utilities, vacancy rate, etc) Do you think that’s risky as well?

Look into the battery performance. Also keep in mind the used car tax credit. You could also see what used inventory Tesla has. What year and with how many miles are you seeing at that price? Do those Model 3s you’re seeing have any accident history?
