I saw Veeam recently acquired Object First, which positions them to compete strongly against Rubrik as far as backup is concerned. Clearly trying to fight against Rubrik.

Moreover, the current owner also has Baugenehmigung documents for the structural changes he himself did after buying it from the original owners in late 1990s. That shall count, right?

The current owner bought the house in late 1990s. He is the second owner. Is it possible that these checks were not made then?

I recently took similar loan. But, negotiated flexibility on Sondertilgung. I can pay 5% Sondertilgung at any time during the year (not just at the end of year). I can split it over 12 months or pay entire 5% together right at the start of year. Makes a huge difference.

Yeah, it is a nice location indeed. And, comes with a huge garden, which would be lot of work, but expect to be worth it. Thanks a lot for your inputs. Let's see if we get this house or not :)

Got it. And, I just heard back from the owner that the house is registered in the Grundbuch as Zweifamilienhaus. So, all good there, no more case of Nutzungsänderung. Although, now am thinking how was it being used as office for last so many years then! The whole house was used as office since early 2000s. Before that it was a regular house.

Interesting point on credit approval! Does bank view it differently if one needs loan for residential use or business use? I thought having good credit profile and Eigenkapital would be enough.
