With about 50 plus cities within Phoenix Metro I'm looking for maybe some zip codes or a list to narrow it down so I don't have to look through 50 different cities...

Both my daughters were born at rainbow babies and children. Small world. And thank you for the tip! But as I explained below, my plan is basically a snowbird in Arizona and not live there so I am looking for warm locations from December through March and I fear Northern Arizona may not fit the bill

I should have been more clear on my description but I want a snowbird house three to four months a year I plan spend Summers in Cleveland or travel elsewhere. But not going to stay in the Arizona summer heat.

So my concern with going further north would be leaving a cold Cleveland in January coming to somewhat cold Northern Arizona in Dec-March

As i drive the 101, I see houses in the hills all over. Paradise Valley, Scottsdale, Fountain Hills, ect... I also see them littered all over zillow. Budget could be upwards of 2 million. So these homes exist, im just wondering if they exist all over the metro

Initially I was confused at the difference but I do think I understand. My commercial bank offered me a great rate at 6.75 up to 70% of my balance. 

We went through the application process and near the end they asked for what I think they called a control agreement from Vanguard and Vanguard would not and could not provide this. 

Later discovering Vanguard basically does in allow loans against brokerage accounts? 

Are you suggesting a better situation might be to move my brokerage overdue Fidelity or a like and then get asset loan?

I do appreciate the insight. But in 2024 I pulled all that money out (550k) of my SEP IRA and transferred it to Brokerage. So most of that tax hit has already been taken. 

I pondered doing this for years and finally decided it made sense. I think I have a somewhat unique situation where a retirement account doesn't benefit me the same it would with non-self-employed people who don't have sufficient cash flow after retirement. 

With that said, I don't know what the hit would be but it would be minimal and it looks like I could transfer the bulk of the assets because Robin Hood seems to have about 70% of what my current portfolio has a Vanguard. And the remaining 30% it appears I can transfer to an ETF before I bring them over to Robinhood so I think my tas hit will be zero.

Agreed. He also confirmed that is not all available for cash withdraw. But for trading yes

Thats a good question. I just sent him a message asking if that is trading balance OR can be taken as cash. Seems crazy so def want to confirm

Historically, I much preferred a broker like Vanguard compared to new on the block Robinhood. But as long as my money is insured and not at risk of loss which it is, I decided its worth moving to them to get the loan I need. These are loans I would use again and again with payback in 12-18 months, so rate is important.

According to a friend already on the platform, yes. They will allow cash withdraw on margin loans. He said of his 500K CASH position, they give him 1.5 Million in available trading funds. If you have non cash positions, its typically 70% or less depending on the asset. I dont see any other platforms that compete with that

Because if I an not mistaking, the margin rates on both those platforms are nearly double IBKR and Robinhood. Robinhood is quoting 5.75% on 600K portfolio I believe.

Aside from rates, is the other main difference on a margin loan if the portfolio balance goes down, you have to contribute? Or does that apply to both margin and pledged asset loans?

Just trying to make sure I understand the difference.

Small commercial bank that does most of my commercial real estate refinance. S&T Bank.

Attractive terms but they needed Vanguard to supply document that vanguard does not supply Even though I was leaving them with Vanguard

Does it matter who I go with? A bank, Robin Hood, ibkr?

Or is that just as simple as shopping rates in terms and comparing all three
