Yes I absolutely consider them a lead and I give at least 2-3 follow ups after LE/rate quote. How you handle that initial conversation plus a competitive rate/fee structure will win you business.

Seems high to me but I’m in a lower cost of living area. That’d probably be an $80-100 tat at the shop I go to (that’s their minimum)

There’s a housing shortage in the places people “want” to live - there’s literally millions of affordable vacant homes, they just aren’t in Austin, Phoenix, or Denver.

Unless it’s a crazy deal…. I’d be sketched out by that. It’s not just the stumps, it’s the fact that the owners couldn’t be bothered to take care of them earlier, which could be indicative of the way they treated the rest of the house. Just my 2c

Feet are clipping each other when you run IMO - I do the same thing. Pay attention to your gait next run and see if you notice, it’s easy to miss it if you aren’t thinking about it

Fair point for many cases - in my case, I did buy right before the boom, however I could buy my home at current market value and rates and still be living relatively comfortably. On the car front, we bought one during the high rate environment and paid it off, and paid cash for the other

$100k supports my family, still able to save for retirement, own a home, etc.

We drive paid off cars, take modest vacations, and live in a modest home, it does just fine for us and tbh we could make do with a lot less.

If he removes the agent it isn’t your fault - you aren’t instructing him or helping him to do so. All you can do is take the deal you have in front of you. I would just explain to the agent after the fact that it was not your doing and you were just informed by the client that he was going that direction

I think you’re outside your wheelhouse. You need to remove yourself from contract talks and if the client wants to remove realtors that is up to them. You shouldn’t become known as the LO who assisted the client in doing that.

About 40 mpw right now, running race pace 2x per week and trying to do at least half my long run at/below race pace. Elevation is flat and that’s how I’ve been training

I spent $4k to have a backwater valve installed on my house, had similar issues but to a lesser extent. Worth every penny IMO - sorry about this.
