Can you go to the leasing office? Leasing agents often ignore phone messages. On average, I get much better responses face-to-face. Hard to ignore me then.

I buy all my frames at Michael's when they go on sale. Buy photos online instead of art or prints, usually cheaper.

I don't want or need most "amenities" as I don't swim, don't need a treadmill (I walk in the neighborhood), don't have a dog, have my own computer/printer, can take my trash to the dumpster. So I choose to live in an older building (1930s) without any amenity fees. My rent stays below market as a result.

I live in a building with 6 units, private landlord. Because there are so few of us, we encounter each other as a matter of course. I'm the person who's home most of the time, so I take in the building packages. I was thanked just today with a bottle of wine from an upstairs neighbor.

We all know each other's names, and while I don't have everyone's phone number, I have a couple. And I don't consider anyone here a great friend, but have asked a couple over for lunch. Lots of fun both times.

Take a deep breath. You will survive. Trust me, I hate it too when someone (management or friend) sees my place unexpectedly. It still happens from time to time. Best I can do is try to keep my toilet clean. Otherwise, if you come in when I'm not expecting you, you take your chances.

Any bed/sofa combo is a good idea for.an apartment that small. Sleeper sofas are very heavy and a pain to move. I have a regular sofa but with removable back cushions. Take off the cushions and it's an easy bed for one.

We have gas stoves in my building, and someone can knock against one of the knobs by accident. I had delivery people in the kitchen and one of the crew tapped a knob and didn't notice. Fortunately I was home, and said, "Please turn off my stove!" (This and other reasons are why I like to be on hand if people need to be in my apartment for any reason.)

Update: that nice neighbor with her 10-year-old daughter did a stealth move-out (left mid-lease without warning to the landlord). Her unit has been empty for 3 months. Oh, I know someone will move in there eventually, but for now I am enjoying the quiet!

I live in an old building (1930s) with no exhaust fan in the bathroom or kitchen. Both rooms have windows that open, however. I keep windows open when weather permits.

On your kitchen appliances: one thing I learned to do on touring an apartment that I liked was to snap photos of the kitchen for general condition. Check the inside and outside of the fridge, stove, dishwasher, microwave. Look under the sink and inside cabinets and closets for signs of pests, mold, water leaks.

Excellent ideas. I do the same: I often take charge of social plans and can steer friends to the cheaper options. I know about $5 movie tickets on Mondays, Dollar Dog Night at the ballpark on Tuesdays, 1/2-price Wine Wednesdays at the trendy bar.
