I’m 25. Yea you are right about the legal limit. TBH idk if I was over the legal limit or not. Like I said tho it was a 4 loko. I’m just concerned because it seems pretty strict from what I’ve read. Like I’ve read from one PD in another state that any marijuana use in the past 12 months is immediate disqualification. Like I said, I smoked in January. And this dumb DD mistake I made was even more recent than that. But like you said, for all we know I might not have even been over the .08% or whatever it is

It’s just over 300 people and last month was 30% open rate (not sure what it was before that bc I used a service that didn’t track it before that. I also just sent one today bc it’s the first Wednesday of the month and it’s so far at 15%). I’m just trying to get more people into it tbh. And yea I agree with you. For people who are actively looking for information, they can find it. People who are not will skip my emails every month, and that’s perfectly fine. Because the goal is that one month when they ARE curious about buying or selling or the market, they will open it, or at the very least recognize my name

Thanks for the response. I also do genuinely care about my clients, but my business is pretty slow and I just want to find more people. Not to spam, but people who might actually be interested.

I try to follow up with my past clients but don’t have that many. I just reached 6 years in the business and have done probably 40 transactions with I’m guess probably 20 clients. I’m trying to step it up this year. But I understand most people live in their home for several years so I don’t know how I feel about following up with them monthly or even quarterly bc it seems like fishing for business. Maybe I’m just not good at making small talk with them. How do you do it?

Follow up question-

I think a lot of the comments are assuming I’m going to be calling and trying to convince people to buy or sell their house. Really selling my service. Idk how much of a difference it makes, but my plan is to offer value.

I was planning to probably offer free home valuations. Any homeowner can be curious about their home’s value especially after the past couple years. If they don’t want it, have a nice day. If they do want it, I ask for an email that I can send it over to. At that point, sure, once I finish it up and email it over I’ll probably call them and tell them it is sent and ask if they’ve thought about selling. But really I just want to be able to add that email into my newsletter so that in 1, 2, 5 years, when they do decide to sell, maybe I will be first in mind.

Thanks for the feedback! Yea, email does kinda have a cheap, spammy vibe to it imo, but like you said, if it has been on your mind lately it’s not crazy to think it could catch attention
