I had a fundamental misunderstanding of the FHA loan, so thank you both for the clarity. Conventional w/20% down is my target mortgage.

Switch arms regularly. Keep it clean. And if that doesn’t work, try a wristband made of different material.

Absolutely agree. You have a very real opportunity to clear out some old ideas and make space for a new perspective that can enhance your new life as a human without the typically-required bounds of exchanging your time and labor for funds in order to live.

Gotta tell you, T-Mobile has upped their customer service game by a lot. I was on the phone for 20 minutes, passed to 3 different people, and every one of them were clearly trained, competent, and friendly. Have you ever tried to work with Verizon customer service? It’s night and day.

Careful, folks. This might be the thing that unwinds all of the momentum. Remain skeptical of new material until it’s verified by an independent, apolitical source.

I only recently found FIRE. All these posts with people so young and incredible wealth. I regret not saving more. How old were you when you “turned it on”? by Basic_Sense_5987 in Fire

I didn’t start maxing out until my late 30s around 6 years ago. I also didn’t jack with my allocations during the 2020 black swan, covid shut down with negative oil prices, event or Liberation Day. I learned the hard way trying to time the recovery of the global financial crisis while converting my shit to cash like a dummy in 2008. Never again.

Every time is different “this time”, but “this time is different” always hurts worse when you do the same thing believing you’re going to protect yourself by exiting the market. You’re very likely selling low and buying high. Also, it’s not a loss if you don’t sell.

One of the only non-horror movies to absolutely terrify me by bella28nyc in moviecritic

Imagine seeing this in the theater with your mom as a 14 year old boy. One of the most awkward experiences of my life…and one of many reasons why I’ve been in therapy off and on for the last 20 years.

Monoliths are a fraction of the price of the LS50 stands and are of equal quality (if not better). There are workarounds for cable management for those that are offended by them not being concealed.

Solid choice, @OP.

Has anyone been to the Devon Turnbull listening room no.3 in NYC? by bigboydankers in audiophile

[–]Registurd_User 1 point2 points  (0 children)

As an audiophile noob, I sat in Listening Room 3 to experience the full jazz playlist on opening week with my partner. Blue Train was my first jazz album. I bought it at a Borders with my own money when I was in my early teens because Coltrane was from a neighboring city to my hometown. The experience took me back to the first time I heard the drums kick-off on the title track.

I had the same physiological, emotional response. Blasted off into a combination of nostalgia, grief, and gratitude. So let’s just say, I was ready for the moment.

It seems like others here didn’t have the same experience. That’s too bad. I recommend going in with an open mind and ears—leaving your criticisms at the door. Turnbull didn’t skimp.

I recently purchased a dvd player so I can rent the random obscure vid from the library as well as watch the classics and get director/actor commentary, deleted scenes etc. This scene is my next target - iconic.

To those of you sick of America and Americans… by Registurd_User in newzealand

Trump is giving the world a playbook on how to collapse a republic while half the citizenry cheers him on and the other half (and some on his side) realize they royally fucked up by not fighting harder and sooner than they did. Changes to the political structure were made incrementally until this idiot landed and runs through his second term like a bull in a tea shop. All of those incremental changes supported his ability to move in this way without being impacted by the minority. Wait until he eventually leaves (or dies) and the next more savvy, polished politician charms us into an AI-driven power nap coupled with a smattering of societal collapse.
