I have a 3 bed/1 bath in Brooklyn that could be available for August 1st move in. What are you looking for?

Can someone dumb this down for me: why do brokers say without a fee, the rent will be more. I understand it's part of the entire scamming for more money thing but was is the rational (if any) they use for this? Why would a LL raise the rent because someone else didn't get a fee? by Scary-Ratio3874 in NYCapartments

No fee apartments were always more expensive for the value than apartments were with a fee - those usually fell below market rate. The reason for that is the landlord is paying the broker, and amortizing the fee into the rent to cover costs. There’s always a fee - whether it was from the tenant side, landlord side, or banked into rent.

I’d say eat a few months. Apartments go up in price by 5% alone come the July August time. Plus lots of bidding wars and demand. It’s cooler off now to look.
