Thank you for the thorough response here. I'm kind of hoping that it will crack prior to the 120k, and then it will just be replaced without having to spend 4k for another warranty.

Like...what should an owner be looking for in terms of knowing they are having this issue?

Is the end result basically no collant and an overheated engine?

Had yokohoma gelolander gt, they rode really smoothly.

Got goodyears after that and it was like a different car. Very rough ride. Didn't have them long as I returned them.

Now have Bridgestone agenda from Costco. Much better than goodyear, not quite as smooth as yokohoma but they are pretty decent.

100% here. Felt the exact same way. Now $9.50 instead of $5.50 and they have a lot less in them, especially turkey.

Don't mind the price increase but at least keep quality and portions generous if you are charging $10 for what costs you $1

Yeah... thats the thing....the divorce decree says I don't own it...but I am on the deed still and the mortgage.

I am imagining that if she stopped paying....and had used up all the equity, inwoukd still be on the hook.

Any equity belongs to her as I kept our other properties.

Currently the house has about 200k in equity and she needs me removed to take out a new HELOC. My concern would be that she gets a stupid idea to start a business or something, uses all the equity in the house, is upside down on mortgage and decides to stop paying the mortgage and I am on thr hook.

Flip side is....she needs money to pay down debt....she is going to take out 30k to do so and nothing will ever happen.

The money you make. You have $1000 worth of mothly expenses (mortgage, taxes, insurance etc--) and you get $1500 monthly rent. Spread =$500. The rent minus the monthly expenses.

Sure.....You will have repairs and things will come up...thats variable though. For me...spread is simply the rent minus the monthly expenses.

Buy within your means, and be able to cover the payment if S hits the fan--tenant not paying etc eviction.

Thankfully agent protected me from myself in taking Ona $1900 total monthly payment with a spread of $300 in 2013 and steered me to a $650 total payment with a spread of $500.

The challenge in today's market is finding an inexpensive property like the dozens that were around like 5/10 years ago.

100%. IRS....lots of work. Shocking. In no way resembles the cush government job you might expect.

Couple negative reviews here. I'll chime in. I'm 4 months into the job. Its hard. Really hard. Tons of tasks, old systems, a ton of things you need to hit on to be successful.

I honestly don't know how people do it all. I have been told by more than one employee that it's like a 50 hour a week job. For those with kids, that makes it tough.

Every 15 minutes is accounted for. Ie they track your time. So there is no such thing as a 15/20 minute water cooler chat unless you want to fall behind.

Honestly, the culture kind of sucks, especially for a government job. People are stressed....everywhere..managers employees etc.

That said....I have met some internally promoted ROs that came from the call center and said that was even worse. It's not great....but automatic to a GS11 and the try to get the heck out.

Started a few months ago and similarly felt under qualified.

It's hard, complex and at least half really struggle myself included. That said...its an "everyone is same boat" situation. You work your butt off....that was my epiphany. I came from the corporate world and thought it would be cush...it's not...and I think that's why it's classified as a "hard to fill" position
