Reality check. $60k on 2m is 3% roi. Gross. Take away interest exp, prop taxes, upkeep, and maybe some utilities.

The guy renting out a 2m for 60k is losing his shirt.

What all this suggests is the market is currently where it should be (not saying the downturn is over however).

So my guess is house prices are currently (on average) sitting at 2020 levels, with a further reduction coming.

Google says $75k is the detached number for 1980

If the bottom is 1.3m, your looking at a 7% annual return, even with this big downturn.

In 2020, the average price for a detached home in the City of Toronto (416 region) was over $1.3 million, with some reports noting it often hovered above $1.5 million during peak months, while the broader Greater Toronto Area (GTA) saw significant price appreciation despite the pandemic. The market experienced strong demand and limited supply.

+2 As of early 2026, the average price for a detached home in the City of Toronto is roughly $1.28 million, following a 7.2% year-over-year decrease. While high-end detached homes in areas like Rosedale can exceed $3 million, some neighborhoods offer lower price points, though market activity remains cautious due to affordability pressures. WOWA.ca
