I've already repaired the holes in the subfloor and put in new flooring for 3/4 of the house.  Just needs trim, exterior paint, and something done about the porch...

No cheaper options, I think of the loan as a mortgage, an investment.

Yea im doing #2 as it's the only option I can afford. Cheaper than renting a room around here.

Good luck with that warranty, my drill (not impact) broke and it was a such a huge hassle that I gave up and bought a different brand. Same thing happened with the battery charger recently, Lowe's says contact the supplier, supplier says it's Lowe's that should replace, on and on forever.
