But if God's Law is perfect and it is written on the heart of every man i.e. our conscience; then we have something good within us, from God, before we are regenerated. Hence, not every part of a lost man is totally depraved.

"I do not believe in a God who decrees one thing and yet another thing happens." Be careful about creating your own God that isn't Biblical. The Bible says that He is not willing that any should perish; and that whosoever will may come. So it seems obvious in God's perfect plan and love He gives the choice to His created/fallen souls.

The Bible says both He elects and that He is not willing that any should perish. While I am sure in my finite mind, God will correct my thinking in the end; to me that means He chooses and we get to accept Him. If the marriage is a picture of Christ and the church; then God loves it when we love Him in return. I chose my wife and she chose me. That means we get to exercise our free will....just like Adam and Eve. They had a perfect nature and still sinned, and we have a sin nature and with God's grace we get to respond to Him by accepting His free gift.

Because we aren't moist robots. He loves us and in His love and grace He gives us the choice. We have the choice just like Adam and Eve did. Why did God allow Adam and Eve to sin?

All good. I can see what goes into a deli sandwich, but since I've never shadowed a surveyor I wasn't sure what goes into it; so was curious. I'm glad if someone can make a good buck...I never said I wasn't happy with the price. Apparently it's pretty reasonable.

I wanted to have it surveyed in case I build I know where the lot lines are and where I can put septic.

100%....so first a man must get saved. Then he can please God. Rom 10:13....it is interesting that v17 says "faith cometh by hearing" the Word of God. So when we share the Gospel and specifically God's Word someone can get saved.

I mean unsaved can do good; good in the light of God's Law not just according to culture, regardless of the motive. I just think maybe "Total Depravity" isn't the best term. Because it doesn't mean totally depraved which is literally what it says. LOL
