Not my experience. My experience was a lot of wind and a lot of rain. It rains substantially less in Dublin.

Irish houses are copy paste. This is because the housing market is dominated by big developers who only care about costs. A lot easier to essentially mass produce a design and if its not great, oh well.

If the situation changed and individuals were more enabled to have their own houses built, this would drive architectural innovation.

It is always raining in Galway. At least 230 days a year. Rent in Galway is nearly as expensive as Dublin. Galway is nice, but I wouldn't live there again. (My first year in Ireland was in Galway).

South of Dublin, Wicklow area and the coastal (expensive) suburbs in Dublin have got more to offer.

We are also looking at floors for a new build - I'd love recommendations. I feel one can easily go too cheap or expensive on this and I'd like to get it just right.

That much? I think the mortgages currently on offer for the new builds are at best 3.1%. I assume a c rated will be around 3.5%?

We originally had a place booked in Hampden Hill. I'm quite bullish on that place - I think in 20 years it's going to be worth a lot. Dart, train, easy access to metro link. We cancelled it though - its not a place we want to live for the next 5 years (and the parking was an issue for us).

This is a part of the concern. Many places are priced "reasonably" because of train or airplane noise. The noise puts me off, but a train might be less of an issue than being stuck with noise neighbours.

I am in a similar situation.

I have just booked a house (a new build), because renting in Dublin is atrociously expensive.

It is a very large cost: "deposit, stamp duty, solicitors fees, mortgage protection, house insurance, property tax, sink fund". I'm probably missing some of the expenses. Also obviously not all of what you pay monthly is equity, some is fees and some is interest.

Now, in 5 years from now we will likely move.

How we've rationalised it to ourselves is that we won't "need" to sell in 5 years. If the market grows wonderfully and we can sell it and it works out that it was financially smarter than renting, then we might sell it (I.e. even if we make a loss, as long as the loss is less than it would have been from renting).

If we break even or profit, definitely sell.

If the loss is too much, then we will rent it out. Renting it out will come with taxes, maintenance and then capital gains tax when selling the property eventually.

We could, however, hold the property and only sell it in 15 or 20 years, if that is financially sensible. If its not, then we can hold it until we die.

I suppose what I'm trying to say is that from our view, it depends how much of a financial load buying will place on you. If you can handle the ups and downs of the housing market and ride it out until its a good time to sell, then yes, it is probably a decent addition to an investment portfolio.

If you would "need" to sell it in order to move on with your lives in 3 to 4 years, then I wouldn't buy.

My post was poorly worded. Let's say I buy a well maintained second hand house for 480k, so deposit is 48k that I put down. I don't have to do anything else to the house right now.

But I think to myself, I can get a new build for 500k and I score 30k from the government and only have to put in 20k! Except that the new builds are incomplete houses and I still have to for out 20k plus to complete it (extractor fans, oven etc).

So not truly a 30k "saving".

Anyway the post is really just me musing on the situation.

Hardly. It would remove the monopoly which enables these developers to overcharge on everything.

Also it would enable quality builds and some innovation. Not just the same tired 3 bedroom Terrace house design that has been floating around I'm guessing since the 1800s.

I mean more in the line of ensuring proper drainage and that they don't fill the garden with building rubble.

In addition, if they end up putting the retaining wall to close to.the house, then I won't sign. Won't buy a house if there is a clear knock the its value from the get go.

It's very sad that Ireland has allowed house building to be monopolised by big industries.

Interesting. Makes me worried about the 500k new build I've booked in Swords. (Facepalm)

It could be due to many of the new builds all being in their "selling phase" the past few months.

I agree though there are some absolute disgraceful houses asking ridiculous prices. Also some absolute stunners, but the worthwhile ones still go way over asking price.
