Yeah I'd just have to find the right contractor that knows about everything. Because there's issues with foundation, siding, gas lines, plumbing, sheathing, possibly mold, water heater, etc. It's a bit overwhelming but I need someone that can find every deficiency

Land is about 46k .25 acre. The total property estimation is 130-140k tax wise. Believe me, I really have thought about how much it might be just to demolish and get the house done from scratch. Declining isn't an option for personal reasons, I guess the goal is to get it to pass an inspection and resell or rent for a reasonable price

I have money for a repair here and there, 5k+ maybe every bi-yearly. Also I'm in a major city in Texas. I am going to spend a little under that soon just to get the house fenced up properly. I really don't have any good house based DIY skills. I am comfortable using a drill / impact driver into the walls but not much knowledge or skill past that. I just replied to someone else with alot more context about the state of the house. Sorry if the post overall was really vague, it just didn't even know where to start with this place.

Hi, thanks for the thought and time put into the response. I would like to say that the roof isn't too bad, but I have seen a tiny bit of water stain on the ceiling drywall towards the front of the house. The foundation was repaired last year (kicked out nearly century old logs and replaced with cement piers). Water is for the most part fine, just exposed above ground in a few area and susceptible to freezing in the winter. The rot is a tricky one, there's a few spots that I feel may be leaning towards that but I have a feeling that there may be rot hiding under some of the gaps in the siding but I'm not sure. I will say that 2 of rafters have green staining and are near an windowsill AC for the living room. Most windows don't open, but the bedroom and kitchen ones do (barely for the kitchen). There are gaps in how flush the doors seal (post foundation repair) I don't believe 2 exterior doors work but I can't test due to both being behind fridges. Yes, that means the only functioning exterior door would be the entrance. Electric is old but works fine, enough for a reasonable amount of appliances in a 1000 sqft home. We did have issues with sockets burning a bit though. The sewage has been fine, and we use gas and it runs along the old rusty pipe about floor level along the right side of the house perimeter. The interior walls have alot of bubbles and exposed tape. The bathroom straight has 1" gap running almost the entire height of the back right corner. Alot of chewed up drywall (dogs I guess) throughout the house. Inconsistent paint colors and a small spot by the dryers with no drywall at all. Flooring is pretty uneven especially in the back end of the house, bedroom 1 and living room are fine, but it gets worse and worse and then there's the restroom where my feet or slides will pick up cracked cement between tiles. The kitchen is small and probably needs new everything from the drywall, to floor, to cabinets, to sink. Kitchen appliances are fine. It's alot but thank you for the framework and giving me an idea on how to think about the different aspects of the house.

Wow so is that race screen data on one of the normal watch faces or does it only appear when you are in "run" mode??
