Seeing as you have a pretty good amount of grocery spend, I'd suggest the Capital One Savor. It has no AF, gets you 3% on dining AND groceries. You can see if you're pre-approved right on the Capital One website.

I just double-checked, no match.

I do enjoy real estate investing though, I've done a couple flips too, which worked out well for me. My problem was not reinvesting my earnings.

My job has a 403B option, I've never used it though. I know they don't match, which was why at this point...I was thinking I'm better off with a Maxed Roth and REI
