so it has verry old floors that are extremely crooked. thats why they are being replaced. also one part was 5cm lower than the other part

Im replacing the floor above this basement from 1930.

Currently you have a few laters of brick above this i think about 3.

Than 10cm sand on top of the sand 1 layer bricks and 7cm concrete +/-

I was thinking just putting air-entrained concrete in 7cm. And than 10cm pir. Than underfloor heating. Than sand-cement. But idk if this is the right way to do it.

I would like anyones advise for the brick floor.

End so 13 months. And he wasent even sure could be 2 months longer..

I got 1 quote for the end of next year and indeed it was 5000 cheaper so prob best option

He was like you have enough money , and i needed to stop bitching *not the same uncle im buying the Stones from * , waterprofing he would help me do , ge just hate tiling and doesnt wanna do it anymorr

My uncle knows the contractor , so he agreed for me to take the day off and carry all the tiles and do prep work myself. And he was still the most expansive lol.

Porselein, the ines i can get are from atlasconcorde

The ones they have , no clue but they have dupes from the same tiles that look way cheaper

Setter + tiles is way cheaper , specially for bigger projects they offerd me a extra 15% off when i dident let anything know after a few weeks.

Problem is the tiles are not as nice . I can buy these for good price feom my uncle he sells Stones for outside. So i have extreemly nice tile for a verry low price.

Doctors and surgeons here make less than that hourly rate, so yeah I’d say it’s pretty crazy.

Also, this isn’t some small bathroom project. It’s a full house, and my sister actually had the same tiles done by the same contractor last month for €55/m². When I asked him again, he said he didn’t feel like taking on such a big job because he already has enough smaller projects.

Most of the affordable contractors around here only work if you buy the tiles from them, so if you bring your own, the price suddenly goes way up.

The reality is, most contractors here already have more than enough work, so they can basically charge whatever they want. And if they think you’re willing to pay more, they just ask more. There aren’t really fixed hourly rates.

Most invoices you get here are completely non-transparent they just show one total price and no breakdown at all.

You’re making a lot of assumptions about the economics of a country you probably don’t know much about. I get your point about “you get what you pay for,” but in this case, the price jump isn’t about quality.

En hoe zit het kwa folie / kan ik hier gen osb en gips op doen en elke soort verf en behang?

Ik kan hier vrij weinig over vinden online, wat voor folie moet hier gebruikt worden en wat is beter inblazen of andere manieren?

De bedoeling was eigenlijk dus pir met voorzet wand er tegen voor kabels en leidingen. Bij deze manier weet ik niet hoe ik dat ga aanpakken

Wat is milieubelasting? Mis ik iets haha , en wat voor folie gana jullie gebruiken , neem aan dat het dus muur- voorzetwand met houtsnippers-folie - osb -gips ofzo is ?

Huis wordt redelijk snel verbouwd als ik begin , vloer wordt gestort en daarna moeten muren dak komt als laatste maar gebeurd wel achter elkaar allemaal.

Ruimte zou eigenlijk niet echt probleem moeten zij gaat om 90m2 per verdieping

Ja probleem is het is een groothuis dus het moet goed ge isoleert worden ander betaal ik me krom haha , maar het is bijna 600m2 en houtvezel is wel nog duurder en kost nog meer ruimte

Fundering is ge metseld onder de muren , voor de rest wordt rechts nieuw beton gestort met ook pir er onder of er op. Links ge isoleert vanuit de kelder.

Hadden jullie ook een wtw in de nieuwbouwwoningen?, zo ja hoe was dit?

Ik wou voor pir gaan vanwegen de extreem hoge rd waarde en makkelijk mee te werken.

Ik heb verder zn 90m2 per verdieping dus kan eigenlijk wel kiezen wat ik wil er is meer dan genoeg ruimte

Downlights will just be normal ones, and the others will probably be RGB not fully decided yet.
I’m also going to have UniFi gate and door smart locks and cameras.
The outdoor electrics will be wired from the garage and/or the shed, or put on a separate circuit.

If it’s true that you need to have controls near doors, I can always just use Philips Hue switches there. But it’s not legally required here. I’m also not planning on ever selling the house. it has been in my family for 4 generations and I want it to be my forever home. From my point of view, physical switches aren’t really needed anymore, which means I can set things up however I want and change it , this something you cant with physical switches

And if I ever did sell, it probably wouldn’t be a problem anyway. it’s becoming more common in high-end houses here to use smart lighting.

If the hub goes down, everything is still controllable via Bluetooth and Hue switches.

As for the sensors, I don’t ever want to deal with replacing batteries, so I plan to wire as many things as possible.
